Director of Facility Operations

Heart of America Group, a leading hospitality company in the Midwest is currently seeking an Assistant Director of Facility Maintenance to oversee Hotel & Restaurant properties in and around Des Moines, IA.

Objective:

To supervise the preventative maintenance, repair, and implementation of properties, it's mechanical and electrical systems and equipment within property and its grounds including but not limited to movable furniture, fixtures or other equipment; the monitoring of life safety and utilities systems; the protection of assets, customers and associates by overseeing the administration and keeping in regular compliance of local, state and national code as defined by the company and brand standards. Must have Refrigeration and HVAC Certifications.

Job Description:

  • Must be a hands-on LEADER and willing to perform work to ensure the highest quality of building and grounds related operations.
  • Has complete understanding of all building related equipment and systems, including but not limited to electrical, kitchen, HVAC and Refrigeration, laundry facilities, plumbing, fire and life safety, IT.
  • Clearly and easily identifies items in need of departmental action on during daily tours of property and grounds.
  • Understands simple accounting procedures, computer operations, and a working knowledge of HVAC hotel and restaurant software management programs such as CORE (Microsoft Office, etc.)
  • Effectively interviews, supervises, trains, delegates, and assigns tasks to staff while successfully maintaining maximum productivity.
  • Acquires vendor and contractual pricing for mechanical parts, equipment and tools to be submitted to upper management for approval.
  • Works closely with building engineers and staff from other departments to oversee, inspect and make record of work performed by contractors.
  • Assist in the technical training of, and develop the advancement of skills of less- qualified staff members.
  • Has the ability to motivate and develop staff to be able to set goals, plan, organize and delegate.
  • Responds to occasional after-hours emergencies.
  • Demonstrates responsiveness and a sense of urgency
  • Capable and experienced with ordering/pricing of self-performed work such as roof top units/equipment.

Requirements and Qualifications:

  • High School Diploma or equivalent educational certification preferred.
  • Has a minimum of 3 years' experience of hands-on work in a similar setting; hotel experience preferred.
  • Must be licensed refrigeration technician
  • Universal CFC license required.
  • Strong interpersonal and managerial skills to be able to efficiently coordinate projects and enhance the performance of others—including staff and vendors.
  • Regularly required to stand, walk, reach and use arms to perform tasks, as well as sit, bend, crouch, kneel, crawl balance, climb stairs/ladders, and work at heights, in interior and exterior environments that may fluctuate in temperature. Occasionally required to work around vibration, noise and dust.
  • Regularly required to lift or move up to 50 lbs.
