Maybelle Center is seeking a Maintenance Technician to join the Environmental Services Team. The Maintenance Technician is responsible for ensuring the safe, efficient, and reliable operation of building systems and equipment. This role involves performing routine and preventative maintenance, addressing emergency repairs, and ensuring compliance with all applicable safety and building codes. The technician will collaborate with staff and residents to maintain a secure, comfortable, and well-maintained living or working environment. Strong problem-solving skills, technical expertise, and a customer-service mindset are essential for success in this position.

Duties and Responsibilities:

General Maintenance:

  • Track maintenance activities, documenting all work performed in maintenance log and any issues identified during inspections.
  • Monitor and review the maintenance log in the charting area on an hourly basis to ensure timely response to service requests.
  • Perform general building maintenance including basic plumbing, toilet repairs, sheet rock repair, replacing ceiling tiles.
  • Respond promptly to maintenance requests from residents or staff, and perform repairs or upgrades as needed.
  • In house turn units by patching, painting walls, replacing toilets, shower heads, and faucets and cabinet locks; and deep housecleaning of toilets, shower tubs, sinks and floors; and mounting televisions on the wall.
  • Maintain and repair emergency pull cords in the building and residents rooms.
  • Assist with moving furniture for office building, and residents rooms.
  • Maintain all common areas and patch, sand texture, and paint holes, touch-up paint in the building and residents rooms.
  • Keep West and North stairs clean by vacuum daily.
  • Sweep and remove cigarette butts from the front and side areas of the building daily to maintain a clean and welcoming environment.
  • Steam clean carpets as needed to maintain cleanliness, appearance, and hygiene standards.
  • Clean building light fixtures and vents monthly.
  • Perform regular inspections of building systems and equipment to identify any needed repairs or upgrades.
  • Repair and maintain doors, locks, furniture, and appliances of office building and residents rooms.
  • Perform minor electrical repairs, plumbing fixes, and lighting replacements.

Safety & Compliance:

  • Ensure that all work is performed in accordance with health, safety, and environmental regulations.
  • Check daily the hot water tank is not in alarm mode.
  • Daily battery checks in the iAlert computer system in the maintenance shop and replace batteries if needed.
  • Perform regular checks on fire safety equipment, including alarms, extinguishers, emergency exit routes, and eye wash stations ensuring all systems are functioning properly.
  • Ensure all fire doors and exit lights are inspected monthly; and sign and date acknowledge of completion.
  • Remove lint and debris from laundry rooms, and vacuum behind washers and dryers daily.
  • Maintain records of maintenance, repairs, and inspections for regulatory compliance.
  • Assist with spills and water leaks clean up.
  • Clean vacuum main stairways.

Emergency Response:

  • Respond to emergency maintenance requests, including water leaks, power outages, and heating/cooling issues.
  • Work closely with the facility management team to prioritize emergency repairs and maintain continuous operation of the facility.
  • Provide backup coverage for after-hours emergency calls if needed.
  • Assist during inclement weather by clearing snow and salting sidewalks / walkway and court yards to ensure safe access.
  • Help with evacuation of resident's down stairs using evacuation powerchairs.

Communication & Teamwork:

  • Communicate regularly with facility manager, upper management, and staff to ensure all maintenance needs are addressed and completed.
  • Answer any maintenance related radio calls.
  • Interact professionally and courteously with residents, ensuring minimal disruption and providing clear updates on work progress.
  • Provide excellent customer service by communicating clearly, addressing concerns professionally, and ensuring timely resolution of maintenance issues.
  • Participate in daily huddle meetings to stay informed on priorities, share updates, and coordinate with the team.

Other Duties:

  • Assist with contacting and coordinating outside contractors or vendors when necessary or leaks, broken appliances, and pest control.
  • Cut physical keys, and electronic fobs for new hires or for replacement.
  • Manage walkie-talkie & iAlerts setup for new hires or replacements by charging and testing all devises, label each devise, software setup for iAlerts, and record serial number/device ID in distribution log.
  • Order building supplies from HD vendor.
  • Perform other duties as assigned by the facility manager

Qualifications/ Requirements:

  • High school diploma or GED (required).
  • Minimum two years of experience in general maintenance, facilities maintenance, or a related field.
  • Experience in building maintenance, HVAC, electrical, carpentry, plumbing and painting.
  • Knowledge of mechanical systems and general handyperson skills.
  • Ability to read blueprints, manuals, instructions, and work orders.
  • Strong problem-solving skills and attention to detail.
  • Communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Experience working in assisted living facility is preferred, but not required.

  • Ability to operate a variety of equipment as needed for the property's upkeep.
  • Manual dexterity and hand-eye coordination for operating tools, machinery, and performing repairs.

  • Ability to work in confined spaces.
  • Ability to push, pull and lift 50 pounds, with occasional heavier lifting – as needed

Compensation and Schedule:

Starting Wage Range - $ $27.00 / Hour

Schedule: Tuesday through Saturday, 09:00am- 05:30pm
