Under general supervision, the Building Technician performs preventive and corrective maintenance tasks at the direction of the Regional Maintenance Supervisor in areas of plumbing, electricity, air conditioning, mechanical equipment, hardware, low voltage systems, etc. for assigned senior housing facilities and supports the Regional Maintenance Supervisors in the training of junior or newly hired staff while upholding TELACU Residential Management's (TRM) highest standard. 

Essential Job Duties 

Performs preventive and corrective maintenance tasks at the direction of the Regional Maintenance Supervisor in areas of plumbing, electricity, air conditioning, mechanical equipment, hardware, low voltage systems, etc.Support The regional maintenance Supervisor with the reasonable modifications noted on the 504 Report and with the execution of special projects at the properties. Identify performance issues and conducts diagnostic tests to isolate and recognize issue before making repairs.Supports the Regional Maintenance Supervisor with training the Building Maintenance staff on the care and maintenance of all the electrical and mechanical systems in the building.Responds to building emergencies during business hours and after hours to rapidly assess the problem and implement a solution.Provides support to the Regional Maintenance Supervisor during property inspections by scheduling and conducting walkthroughs and by planning and completing repairs.Keeps a work log by generating an 'Invoice' that gets processed for labor fee reimbursement to TRM and/or TPM.Supports the Regional Maintenance Supervisor by covering for staff on leave and properties that have the Building Maintenance position vacant.Acts as the liaison between vendors and the Regional Maintenance Supervisor by providing access to senior housing facility equipment and reporting status on repairs and services.Immediately communicates any identified concerns to the Regional Maintenance Supervisor including staff concerns, equipment malfunctions and safety and health hazards potential.Provide support with tasks that have tight deadlines  such as vacancies, REAC inspections preparation, reasonable modifications, audits, inspections etc. Responsible for keeping up with the requied work vehicle maintenance.Adheres to eTime management systems and attendance policies.Actively participates using safe good work practices.

Experience & Education:

High school diploma or General Education Degree (GED) required.6+ years' building maintenance experience.Formal related training from a trade or vocational school or certifications preferredCourse work/seminar attendance in Fair housing, customer service, REAC and other building/unit inspections required, preferred. Knowledge of Building systems related to heating and cooling, plumbing, electrical, sewer, fire sprinklers systems and low voltage.Work with hand and power tools and materials to complete projects.Maintenance of fire extinguishers, carbon monoxide, smoke and other safety systems within the structurePreferably bilingual in English/Spanish (written and oral).

Computer & Software Skills

Must have computer skills including: Microsoft Office Suite (Word, Excel), Outlook, Internet search engines.Familiar with PDA devices such as Tablets, mobile phone, Ipad etc.Familiar with ADP WorkforceNow preferred

Travel:

Daily company vehicle driving required locally for company business. Must have a valid California Driver's License, proof of current vehicle insurance and a driving record that meets TELACU's insurer's criteria. Must be able to use own vehicle in the course and scope of work.Occasional local travel to trainings, seminars, and conferences.

Work Environment & Exposures: 

Position may require occasional exposure to fumes or airborne particles, vibration and loud noise levels. Will be exposed to varying weather conditions, soil, pollen, grass and plant materials and fertilizer while working; will be exposed to cleaning solutions of home strength; may be exposed to industrial strength solutions for pest control, paints or solvents.  Hazards:  Occasionally exposed to biohazards such as blood borne pathogens, sewage, building waste.
