Job Summary
We are seeking an experienced Project Manager to oversee the full lifecycle of our single-family construction projects in Southern California. The ideal candidate will manage budgets, timelines, and execution, ensuring projects are completed efficiently while maintaining high standards of quality. This role requires strong organizational skills, construction knowledge, and the ability to coordinate with contractors, vendors, and internal teams in a fast-paced fix and flip environment.
Key Responsibilities
- Oversee all aspects of project execution, including planning, scheduling, and on-site management for single-family home renovations.
- Develop and manage detailed project budgets, tracking all expenses such as materials, labor, permits, and subcontractors to ensure profitability and cost control.
- Coordinate with architects, engineers, contractors, and suppliers to handle heavy cosmetic work (e.g., kitchen/bathroom remodels, flooring, painting) and occasional structural components (e.g., foundation repairs, additions).
- Monitor project timelines, identify potential delays, and implement solutions to deliver projects on schedule and within budget.
- Conduct regular site inspections to ensure compliance with building codes, safety standards, and quality expectations specific to Southern California regulations.
- Prepare and maintain accurate project documentation, including progress reports, change orders, and financial summaries.
- Negotiate contracts and manage vendor relationships to optimize costs and performance.
- Collaborate with the acquisitions and sales teams to align project scopes with market demands and resale goals.
- Resolve issues promptly, including unforeseen challenges like material shortages or regulatory hurdles.
Qualifications and Experience
- Bachelor's degree in Construction Management, Business, or a related field (preferred); equivalent experience considered.
- Minimum of 5 years of experience in project management within residential construction, preferably in fix and flip or real estate development.
- Proven track record of managing budgets and delivering projects on time in a high-volume environment.
- Familiarity with Southern California building codes, permitting processes, and local market trends.
- Experience with projects involving heavy cosmetic renovations and structural work.
- Valid driver's license and ability to travel to project sites across Southern California.
Required Skills
- Strong financial acumen with expertise in budgeting, cost tracking, and financial reporting tools (e.g., Excel, QuickBooks, or construction software like Buildertrend or Procore).
- Excellent organizational and time-management skills, with the ability to handle multiple projects simultaneously.
- Proficient in project management methodologies and tools for scheduling and resource allocation.
- Effective communication and leadership skills to manage teams and stakeholders.
- Problem-solving abilities to address on-site issues and adapt to changing project needs.
- Knowledge of construction best practices, safety protocols, and sustainable building materials.
