Location: Raleigh, NC and Surrounding Areas

Hours: Monday - Friday, 8 AM - 4 PM (Some on-call responsibilities as needed)

We are seeking a dedicated and experienced Assistant Regional Maintenance/Operations Manager to oversee and support maintenance teams across 26 communities in NC and surrounding regions. This role will report directly to the Regional Maintenance/Operations Manager and play a key part in ensuring the communities are properly maintained, efficiently managed, and continuously improved.

What You'll Do

As the Assistant Regional Maintenance Manager, you will:

Team Leadership & Support

  • Provide supervision, training, and support to on-site maintenance technicians.
  • Ensure all maintenance team members follow company standards and safety protocols.
  • Assist with scheduling and managing workloads to ensure timely completion of maintenance requests and projects.
  • Conduct regular site visits to assess community conditions and address maintenance concerns.

Community Maintenance & Repairs

  • Oversee the repair and upkeep of essential infrastructure, including water and sewer lines.
  • Assist teams in performing preventative maintenance to reduce costly repairs and prolong asset lifespan.
  • Monitor and ensure the proper execution of landscaping, snow removal, and general grounds maintenance.
  • Support technicians with plumbing, electrical, and structural repairs, including septic system maintenance.

Operational Efficiency & Compliance

  • Ensure all maintenance work complies with local codes, safety regulations, and company policies.
  • Manage and track maintenance budgets, inventory, and supplies, ensuring cost-effective operations.
  • Help implement and improve work order tracking systems for better efficiency and response times.
  • Assist in vendor coordination and oversee third-party contractors when necessary.

Emergency Response & On-Call Support

  • Be available for emergency maintenance issues that arise outside of normal business hours.
  • Respond to urgent repair needs, including water line breaks, major plumbing issues, and storm damage.
  • Ensure communities remain safe and livable for residents during maintenance emergencies.

Resident & Community Relations

  • Communicate professionally with residents, vendors, and community managers regarding maintenance concerns.
  • Address resident requests in a timely manner to enhance resident satisfaction and retention.
  • Assist in organizing community improvement projects to enhance property aesthetics and functionality.

Qualifications

  • 3+ years of experience in property maintenance, construction, or a related field.
  • 2+ years of supervisory experience leading a team of maintenance technicians or contractors.
  • Strong knowledge of plumbing, electrical systems, HVAC, and general property repairs.
  • Valid driver's license with a clean driving record.
  • Experience operating skid-steers, excavators, and other heavy equipment is a plus.
  • Ability to read blueprints, interpret work orders, and follow maintenance protocols.
  • Proficiency in using maintenance software or work order tracking systems.
  • Strong organizational and time management skills with the ability to prioritize tasks effectively.
  • Ability to work independently and as part of a team-oriented environment.
  • Strong problem-solving skills and ability to think quickly in urgent situations.

Physical Requirements

  • Ability to work outdoors year-round, in all weather conditions.
  • Ability to lift up to 75 lbs and perform physical tasks including bending, stooping, climbing, kneeling, and standing for extended periods.
  • Must be able to handle exposure to raw sewage, loud noise, and potential electrical hazards while following proper safety protocols.
