Sales Manager – New Home Sales

Location: Charleston, South Carolina

Industry: Residential Homebuilding

Position Overview

The Sales Manager oversees all new home sales activities across assigned communities within the Charleston market. This role is responsible for leading a team of New Home Sales Counselors, driving absorption and revenue goals, optimizing pricing strategies, and ensuring an exceptional customer experience from first visit through closing. The ideal candidate is a strong leader with deep knowledge of new-construction sales, local market dynamics, and team development.

Key Responsibilities:

Sales Leadership & Team Management

  • Recruit, hire, train, and develop New Home Sales Counselors.
  • Provide ongoing coaching, mentorship, and performance evaluations.
  • Conduct regular community visits to support the team and ensure consistent sales execution.
  • Foster a culture of accountability, professionalism, and high performance.

Sales Strategy & Execution

  • Create and execute community-specific sales strategies to achieve targeted absorption rates and revenue goals.
  • Manage pricing, incentives, and lot premiums based on market conditions and inventory goals.
  • Monitor sales traffic, conversion rates, and competitive activity to adjust plans proactively.
  • Collaborate with Marketing on advertising, promotions, and lead-generation programs.

Contract & Transaction Oversight

  • Review purchase agreements, option selections, and pricing worksheets for accuracy and compliance.
  • Ensure sales processes adhere to company policies and applicable real estate regulations.
  • Support sales counselors in resolving customer questions, negotiations, and escalated issues.

Cross-Department Collaboration

  • Partner with Construction, Design Studio, and Operations teams to align on schedules, product offerings, and community releases.
  • Provide market-driven feedback on floorplans, features, and product positioning.
  • Communicate customer expectations and updates to internal stakeholders throughout the build process.

Customer Experience

  • Ensure consistent delivery of a high-quality, customer-focused experience across all communities.
  • Oversee the sales journey from first model home visit to closing, ensuring timely communication and issue resolution.
  • Help maintain strong post-sale relationships to support referrals and community reputation.

Reporting & Forecasting

  • Analyze sales metrics and generate weekly, monthly, and quarterly reports.
  • Forecast sales performance, community absorption, and staffing needs.
  • Monitor KPIs such as backlog, cancellations, traffic counts, and conversion rates.

Qualifications

  • 3–5+ years of experience in new home sales leadership
  • Strong knowledge of residential construction, real estate transactions, and local Charleston market trends.
  • Demonstrated ability to lead, motivate, and develop sales teams.
  • Excellent communication, presentation, and negotiation skills.
  • Highly organized with strong analytical and data-driven decision-making abilities.
  • Proficiency with CRM systems and Microsoft Office Suite.
  • Active real estate license (or ability to obtain if required by state regulations).
  • Ability to travel regularly between communities and work weekends as needed.
