Description: Construction Project Manager for High End Custom Homebuilder

Construction Supervisor Job Purpose: Supervising complicated custom desiner inspired iinstallations with a practiced eye for detail. Complete luxury custom construction projects by planning, organizing, and controlling projects; completing quality inspections; supervising sub-contractors and trades.

Construction Supervisor Job Duties:

· Must have homebuilding experience as an onsite superintendent for at least 3 years. Accomplishes construction of highly custom home projects by assigning, scheduling, coaching, counseling, and disciplining sub contractors by communicating job expectations; planning, monitoring, appraising job contributions; recommending corrective actions and finally creating an atmosphere where each Subcontractor and inspector and Vendor remembers each project in a positive way..

· Manages sub-contractors by communicating expectations, evaluating, and monitoring performance.

· Meets operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems; identifying construction management system improvements.

· Meets construction budget by monitoring project expenditures; identifying variances; implementing corrective actions; providing non-project annual operating and capital budget information.

· Accomplishes construction project results by defining project purpose and scope; calculating resources required; establishing standards and protocols; allocating resources; scheduling and coordinating sub-contractors; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.

· Approves construction invoices and insures proper coding which adheres to budget performance at all times.

· Administers projects by conducting inspections at critical phases; obtaining approvals from buyers.

· Prevents fines and interruptions by complying with, and enforcing, codes.

· Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with legal regulations.

· Updates job knowledge by tracking and understanding emerging construction practices and standards; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

Enhances organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

College Degree pm CONSTRUCTION preferred

  • Previous production home building experience helpful

  • Previous custom home building experience a must

  • Proven ability to meet deadlines

  • Strong communication and organizational skills

  • Experience in effectively communicating with and interacting with customers

  • Prior experience in handling subcontractor payroll and other budgetary responsibilities

  • Ability to establish good working relationships with management, designers, sales, trades, venders and customers

  • Analyze and solve problems

  • Decisive and work well under pressure

  • Ensure that homes are built to the highest quality standards
