Construction Supervisor / Project Coordinator

We're seeking a Construction Supervisor / Project Coordinator who can manage field operations, coordinate subcontractors, and keep projects running smoothly, safely, and profitably.

Position Overview

The Construction Supervisor oversees daily site activities and supports project management with subcontractor sourcing, materials procurement, permitting, and cost control. This role requires a strong mix of field leadership, logistical coordination, and smart decision-making on what to self-perform versus subcontract.

Key Responsibilities

Project Supervision & Coordination

  • Manage day-to-day on-site operations for residential and commercial projects.
  • Coordinate subcontractors, in-house crews, vendors, and deliveries.
  • Maintain a safe, organized, and productive job site that meets deadlines and quality standards.
  • Conduct daily inspections and ensure all work complies with drawings, specs, and codes.

Procurement & Cost Management

  • Source and negotiate with subcontractors for trades not handled in-house.
  • Obtain and compare bids, analyze scopes, and select cost-effective qualified vendors.
  • Identify which scopes of work can be completed in-house to improve margins.
  • Source building materials, finishes, and equipment at the lowest available costs.
  • Track and report project costs, materials, and budgets to management.

Permitting & Compliance

  • Manage the permit application and inspection process with local jurisdictions.
  • Coordinate required documentation for code compliance and occupancy approvals.

Scheduling & Documentation

  • Maintain detailed daily logs, time tracking, and progress reports.
  • Prepare short- and long-term schedules, ensuring trades are properly sequenced.
  • Communicate project updates and potential delays to management and clients.

Safety & Quality Assurance

  • Enforce safety procedures and conduct site safety meetings.
  • Verify workmanship quality and adherence to specifications and design intent.

Cross-Division Coordination

  • Support coordination between related divisions (e.g., AV integration, property maintenance, or site services) for multi-trade projects.
  • Assist in managing subcontracted work connected to other company entities or service lines.

Hands-On Support

  • Step in when needed for small-scale carpentry, demolition, site prep, or finishing tasks.
  • Oversee and train in-house laborers or junior team members as needed.

Qualifications

  • 3–5 years of experience in construction supervision, site management, or project coordination.
  • Proven ability to manage subcontractors, vendors, and complex schedules.
  • Strong understanding of local building codes, permitting, and construction methods.
  • Ability to read and interpret architectural and engineering drawings.
  • Excellent communication, negotiation, and leadership skills.
  • Valid driver's license and reliable transportation.

Preferred Skills

  • Familiarity with permitting and inspection processes in Montgomery County, Prince George's county, Fairfax County, and surrounding areas.
  • Established relationships with local subcontractors and suppliers.
  • OSHA-10 or OSHA-30 certification.
  • Experience with project management or estimating software (Procore, Buildertrend, Excel, etc.).

Job Type: Full-time

Pay: $45, $70,000.00 per year
