JOB SUMMARY 

 Provides services (requiring journeyman skills) to maintain equipment, facility, and/or grounds, and under the limited or general supervision of Maintenance Supervisor. Makes independent decisions in the area of responsibility, under general supervision.     

 JOB DUTIES 

1. Require skills to repair a variety of systems to include but not limited to plumbing, heating, electrical, carpentry, cooling, etc.  

2. Plans daily activities to ensure the assigned area is maintained in accordance with standards.  

3. May train and oversee the work of one or more laborers.  

4. Inspects and services equipment and/or systems on a preventive maintenance program.  

5. Perform regular manual labor to include stripping and waxing floors, moving furniture, landscaping, etc.  

6. May operate and maintain heating system.  

7. May be assigned other responsibilities requiring driving an agency-owned trucks.  

8. Display sympathetic understanding of clients to include consumer and co-worker positive relations. 

9. Maintains and services to include preventative maintenance and possible repair as needed of equipment and appliances (not requiring the services of a licensed craftsman).  

10. Maintains good relationships with clients and staff. Collaborates with departmental personnel when needed. 

11. Maintains accurate records/reports daily work orders, weekly detailed work log, and general monthly spending report. 

12. Works with staff to identify and document maintenance needs throughout the Facilities, identify materials needed, and completes the tasks in a timely manner. 

13. Performs and maintains documentation pertaining to Preventative Maintenance Programs for all equipment in the facilities exit signs, emergency lights, locks, doors, plumbing, electrical, and perform and document weekly/monthly building code violations repairs executed and needed. 

14. Conducts daily inspections of the facility: Troubleshoot problems to determine root cause and communicate findings and to Maintenance Supervisor. 

15. Observe all company and industry safety and work rules. 

16. Perform other related duties as directed by the Manager. 

17. May be assigned other related responsibilities.  

18. Perform regularly scheduled maintenance (quarterly, annually, etc.) of facility and major mechanical systems. 

QUALIFICATIONS    

Knowledge and experience with AC electrical, carpentry, and basic plumbing repairs.  

Ability to work with hand tools. 

Position requires High School Diploma or equivalent and/or trade school or equivalent experience.  

Three (3) years experience as a facilities (Bldg.) maintenance mechanic or technician.  

Have and maintain a valid driver's license and must maintain a safe driving record within acceptable risk as determined by our insurance carrier.  

Have strong carpentry skills including tape/ drywall with the ability to finish projects in a professional manner.   

Ability to work independently with minimal supervision.    

 WORKING CONDITIONS AND PHYSICAL EFFORT

Work is normally performed in a typical interior/office work environment, and outside grounds.  

Physical activity. May require physical effort including lifting up to pounds and some extended periods of standing or walking 

No or very limited exposure to physical risk 

Ability to lift lbs.
