Supervises: A team of 23, including Assistant Manager(s), Leasing Consultants, Maintenance Supervisor, Maintenance Technicians, Porters, and Groundskeepers.

Job Summary

We are seeking a highly experienced and dynamic General Manager to lead the team and oversee all operational, financial, and leasing activities for our flagship 1245-unit apartment community. The ideal candidate is a motivational leader with a proven track record of managing large-scale assets, driving financial performance, and fostering a positive, high-performance team culture. You will be responsible for maximizing the Net Operating Income (NOI) of the asset while ensuring an exceptional living experience for our residents and maintaining the property to the highest standards.

Key Responsibilities

  1. Leadership & Team Management

  2. Provide direct leadership, mentorship, and supervision to a diverse team of 23 on-site personnel.

  3. Recruit, hire, train, and develop team members, setting clear goals and performance expectations.
  4. Conduct regular team meetings, one-on-one coaching sessions, and formal performance reviews.
  5. Foster a collaborative and customer-centric work environment that promotes employee engagement and retention.
  6. Manage employee scheduling, payroll approval, and disciplinary actions in accordance with company policy and applicable laws.

  7. Financial & Asset Management

  8. Develop and manage the annual operating and capital budgets, ensuring all financial goals are met.

  9. Analyze monthly financial statements, prepare detailed variance reports, and implement corrective actions as needed.
  10. Oversee rent collection, delinquency management, and legal proceedings with a focus on minimizing bad debt.
  11. Approve all invoices and expenditures, ensuring adherence to the approved budget.
  12. Drive revenue through effective pricing strategies, ancillary income generation, and expense control.
  13. Prepare and present comprehensive monthly and quarterly owner reports detailing property performance.

  14. Leasing, Marketing & Resident Relations

  15. Develop and execute a strategic marketing and leasing plan to achieve and maintain optimal occupancy.

  16. Supervise the leasing team to ensure professional sales techniques are utilized and closing ratios meet or exceed targets.
  17. Conduct regular market analysis of competitors to inform pricing, concessions, and marketing strategies.
  18. Champion and oversee a robust resident retention program, including organizing community events and initiatives.
  19. Ensure the highest level of customer service is provided, promptly and professionally resolving all resident concerns.
  20. Maintain compliance with Fair Housing laws, landlord-tenant laws, and all other applicable regulations.

  21. Maintenance & Physical Asset Oversight

  22. Partner with the Maintenance Supervisor to manage the physical integrity and curb appeal of the 1245-unit community.

  23. Conduct regular property inspections to ensure the asset is maintained to company standards.
  24. Oversee the make-ready process to ensure efficient and high-quality unit turns.
  25. Manage vendor relationships, negotiate service contracts, and oversee capital improvement projects.
  26. Implement and monitor a comprehensive preventative maintenance program to protect and enhance the asset's value.

Qualifications

  • Minimum 5-7 years of experience in a Property Manager role.
  • Minimum of 3 years of direct experience managing a large-scale apartment community (500+ units required; 1000+ units highly preferred).
  • Demonstrated success in leading, motivating, and developing large teams (15+ employees).
  • Strong financial acumen with hands-on experience in budget creation, financial analysis, and reporting.
  • Certified Apartment Manager (CAM) or similar industry designation is strongly preferred.
  • Proficiency in property management software (e.g., Yardi, RealPage, Entrata) and the MS Office Suite.
  • Bachelor's Degree in Business, Finance, Real Estate, or a related field is a plus.

Performance-Based Metrics (Key Performance Indicators)

Success in this role will be measured by the following key metrics:

  • Financial Performance:
  • Net Operating Income (NOI): Achieve or exceed budgeted NOI on a quarterly and annual basis.
  • Budget Variance: Maintain total operating expenses within 2% of the annual budget.
  • Economic Occupancy: Maintain an average economic occupancy of 95% or higher.
  • Rent Delinquency: Keep total rent delinquency below .5% of Gross Potential Rent (GPR) monthly.
  • Leasing & Occupancy:
  • Physical Occupancy: Maintain an average physical occupancy rate of 94% or higher.
  • Resident Renewal Rate: Achieve a minimum lease renewal rate of 55% annually.
  • Leasing Conversion Ratio: Ensure the leasing team maintains a minimum Tour-to-lease conversion ratio of 35%
  • Operational Excellence:
  • Make-Ready Turns: Achieve an average unit turn time of 5-7 business days from move-out to move-in ready status.
  • Work Order Completion: Ensure 95% of all routine service requests are completed within 48 hours.
  • Resident Satisfaction: Maintain an average resident satisfaction score of 4.5/5 or higher across all survey and online review platforms.
  • Team Turnover: Maintain an annual on-site team turnover rate below 20%.
