About the Role

Manuel Commercial is seeking an experienced Commercial Project Manager to oversee construction projects from buyout through final completion. This role is responsible for owner coordination, subcontract management, document control, project scheduling, and maintaining budgets to ensure successful project delivery. The ideal candidate is organized, analytical, and committed to high-quality project execution.

Key Performance Indicators (KPIs)
  • Timely Project Buyout: Complete all subcontracts and purchase orders within 3 weeks of the executed Prime Contract.
  • Efficient Submittal Management: Receive submittals within 2 weeks of Work Orders, review/submit within 1 week of receipt, and ensure return within 2 weeks after sending to the POR.
  • Organization & Coordination: Maintain project documents, RFI logs, submittals, and coordinate owner meetings.
  • Budget Management: Maintain estimated bid profit and track all buyout/runoff variances accurately.
Key Responsibilities
Owner & Prime Contract Management
  • Understand all terms and conditions of the Prime Contract.
  • Maintain clear communication with project owners and lead project update meetings.
  • Prepare, negotiate, and execute Prime Contract change orders.
  • Prepare and submit monthly progress billings.
Project Buyout
  • Develop a comprehensive subcontractor and vendor list for the project.
  • Prepare subcontracts and purchase orders, including detailed scope reviews.
  • Schedule and lead project kickoff meetings with major subcontractors and vendors.
Document Control, Scheduling & Submittals
  • Review project plans and specifications to understand total project scope.
  • Maintain an updated working set of project documents, including addendums, ASIs, and change directives.
  • Prepare and distribute RFIs to subcontractors and vendors.
  • Review shop drawings and submittals for accuracy and compliance.
  • Develop, maintain, and update project schedules in coordination with the Project Superintendent.
Budgeting & Cost Projections
  • Review project budgets against commitments and track all variances.
  • Prepare accurate cost projections through project completion.
  • Review and approve invoices for accuracy and work completion.
  • Negotiate and execute subcontractor and vendor change orders.
Communication
  • Maintain daily communication with Project Superintendents regarding progress, look-aheads, and emerging issues.
  • Coordinate closely with subcontractors and vendors regarding lead times and schedule requirements.

Qualifications
Basic Requirements
  • Bachelor's degree in Construction Management preferred.
  • 3–5 years of commercial project management experience required.
  • Estimating experience is a plus.
  • Ability to learn and use new software.
  • Strong proficiency with spreadsheets and databases.
  • Excellent written and verbal communication skills.
Technical Skills
  • Proficiency with Microsoft Office; MS Office 365 preferred.
  • Experience with Microsoft Project is a plus.
  • Viewpoint ProContractor experience is a plus.
  • Experience with Trimble Teams or similar project management software is a plus.
