Basic Function

To assist a Home Loan Specialist(s) (HLS) coordinate the pipeline of loan applications, including but not limited to taking applications, maintaining communication with borrowers, referral partners, etc.

Our Ideal Candidate

Has a strong background in processing  Knows agency and product guidelines (underwriting experience is a plus) Skilled in managing files from start to finish, across multiple departments Effective intermediary between sales and operations Knowledgeable and experienced with Encompass Able to move and adapt quickly as a member of a high performing team. 

Responsibilities

  • Pull Pipeline Report of all files: review items needed/lock expirations/locks needed
  • Scrub every file and review from earliest closing date reviewing TBD's last
  • Take applications, structure loans to fit client's needs, educate client know what is needed and the process, disclose the file, lock if you can
  • Send Processor a Hot List of files to work on and what to follow up on
  • Send completed appraisals to borrowers and agent with HVCC and upload to file, immediately upon receipt
  • Review conditions to see if any HLS items need to be done, immediately upon receipt
  • Make sure condition list is sent to borrowers within 24 hours of conditions by Processor
  • Make sure files are being submitted to underwriting within 24 to 48 hours of submission to processing
  • Answer all phone calls and emails same day
  • Review all loans that are not in processing yet and follow-up with clients to let them know what we still need
  • Help Loan Partners with all of their loans and questions
  • Review all documents & signed disclosures from clients, upload as needed, and move file to processing
  • Know all loan programs and niche products thoroughly
  • Monday updates – try to get more CCRs from current clients and realtors – sell
  • Monday updates – meet with Processor Wednesday morning, then let agents and clients know status
  • Follow up with all TBD's that are preapproved and see how their house-hunting is going, follow-up with the agent
  • Make sure that when files are fully approved they are moved to closing and closing instructions are out
  • Review CD very carefully and make sure cash to close is what is expected/make sure all credits are given
  • Set closing dates, add to appropriate calendar, let all agents and borrowers know, send CD to borrower and agent
  • Follow up on all files submitted to underwriting and see if they have been in too long/request rush if needed
  • Other duties as assignedQualifications

Requirements

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. The ideal candidate can read, write and orally communicate effectively with different audiences of varying roles, backgrounds and understandings of the mortgage process. The individual in this role efficiently handles practical problems even when there is limited standardization and can interpret instructions presented in various formats. The Loan Operations Manager must be proficient in Encompass, Outlook and Microsoft Office.

Education/Experience:

5+ years in mortgage operations with a strong understanding of all aspects of the mortgage process including origination, processing, underwriting, and closing. Work experience must be recent. High school diploma or general education degree (GED) required.

Other Requirements: 

Must be able to pass a criminal history information background check.



Compensation

$75,000 - $85,000 base plus production bonus
