Maintenance Lead

About the Role:We are seeking a skilled and proactive Maintenance Lead to oversee all maintenance operations at our residential apartment community. This leadership role ensures the property remains safe, clean, and fully functional while managing both internal maintenance staff and external vendors. The ideal candidate is experienced in building systems, highly organized, and comfortable managing daily operations in a fast-paced residential environment.
Key Responsibilities:
- Supervise Maintenance Operations: Manage maintenance staff and ensure work is completed efficiently and to a high standard.
- Vendor Oversight: Inspect and approve work performed by external vendors for both routine and specialized repairs.
- Work Order Management: Use the CRM system to monitor, assign, and update all maintenance work orders throughout the day.
- Inventory Control: Maintain adequate stock of maintenance supplies and materials for unit turns and ongoing repairs.
- Common Area Maintenance: Ensure lobbies, stairwells, hallways, and shared facilities are clean, safe, and well-maintained.
- Communication with Building Management: Serve as the primary point of contact for maintenance coordination and issue resolution.
- Supervise Housekeeping Staff: Oversee porters and cleaners, ensuring cleanliness and appearance standards are consistently met.
- System Inspections: Conduct daily checks of building mechanical and plumbing systems to confirm proper operation.
- Emergency Response: Respond to and assign emergency maintenance issues, including those that arise after-hours and on weekends.
Qualifications:
- Proven experience as a maintenance supervisor or lead in a residential or commercial property setting
- Familiarity with CRM platforms used for work order and maintenance tracking
- Strong working knowledge of HVAC, plumbing, electrical, and general building systems
- Ability to effectively manage a team and coordinate with property management
- Reliable, responsive, and available for emergency maintenance situations
- Excellent communication and time-management skills
Certifications That Can Increase Starting Pay: While not required, the following certifications are strongly preferred and may lead to a higher starting salary:
- HVAC certification (EPA Section 608)
- Electrical license or journeyman certification
- Plumbing license or backflow prevention certification
- OSHA 10/30-hour certification
- Boiler operator license (if applicable)
Job Type: Full-time
Pay: $60, $90,000.00 per year
