Job Overview

We are seeking a dynamic and detail-oriented Leasing Specialist to join our property management team. In this energetic role, you will be the first point of contact for prospective residents, guiding them through the leasing process with enthusiasm and professionalism. Your expertise will ensure a seamless experience for applicants while maintaining compliance with fair housing regulations and local laws. Responsibilities

  • Greet prospective tenants warmly and provide comprehensive tours of available properties, highlighting features and amenities to generate interest.
  • Manage the entire leasing process from initial inquiry to lease signing, ensuring all steps are completed accurately and efficiently.
  • Maintain detailed records of all leasing activities using property management software such as Entrata, including data entry, filing, and updating tenant information.
  • Verify applicant eligibility by reviewing income documentation, credit reports, and background checks in accordance with LIHTC (Low-Income Housing Tax Credit), Section 8, and Fair Housing regulations.
  • Prepare and negotiate lease agreements, contracts, and related legal documents while ensuring compliance with landlord-tenant law.
  • Handle customer service inquiries via phone, email, or in person with professionalism and courtesy, addressing questions about property features, lease terms, or community policies.
  • Collaborate with property maintenance teams to coordinate move-ins/move-outs and ensure units are ready for new tenants.
  • Assist with conflict management by resolving tenant concerns promptly and diplomatically to maintain a positive community atmosphere.
  • Support upselling efforts by promoting additional services or amenities that enhance resident satisfaction.
  • Stay informed about local housing policies, fair housing laws, and industry best practices to ensure ongoing compliance and excellent service delivery.

Skills

  • Strong knowledge of LIHTC programs, Section 8 housing assistance, Fair Housing regulations, and landlord-tenant law.
  • Proficiency in property management software such as Entrata for data entry and record keeping.
  • Excellent legal administrative experience related to lease contracts and property documentation.
  • Demonstrated ability in sales techniques and customer relationship management to attract and retain tenants.
  • Effective conflict management skills combined with negotiation abilities to resolve issues amicably.
  • Experience in real estate administrative tasks including filing, data entry, CMMS (Computerized Maintenance Management System), and office procedures.
  • Exceptional phone etiquette coupled with strong written communication skills for professional correspondence.
  • Knowledge of facilities management principles related to property maintenance and tenant services.
  • Ability to upsell amenities or additional services confidently while maintaining a customer-focused approach.
  • Office experience that emphasizes organizational skills such as filing systems, data accuracy, and multitasking in a fast-paced environment.
