Resort Management, a premier full service condominium and homeowner association management company, is seeking a full time on-site Maintenance Technician. Resort Management has over 350 properties in the Southwest Florida marketplace and is focused on establishing a professional and service oriented atmosphere.

Job Overview

We are seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will possess a strong mechanical knowledge and the ability to perform a variety of maintenance tasks. This role requires a proactive approach to problem-solving, excellent customer service skills, and the ability to work independently or as part of a team.

As a member of the Resort team, your duties would include, but are not limited to:

  • Cleaning debris from roof.
  • Maintenance of pool and spa equipment. Maintaining pool and spa water chemistries.
  • Knowledge and maintenance of irrigations systems.
  • Changing filters and basic maintenance on common area air conditioning units.
  • Landscaping duties when required.
  • Cleaning drains on roof and in elevator rooftop room.
  • Moving trash dumpsters from ground-floor trash rooms to street for pickup.
  • Repairing trash chute door latches, controllers.
  • Changing lights in elevators, hallways, stairwells, garage.
  • Sweeping parking garage and removing debris. Pressure washing of common areas.
  • Maintaining a work order log.
  • Ability to work with chemicals and cleaning agents.
  • Ability to paint proficiently and quickly.
  • Ability to multitask and/ or ability to change direction of work quickly when needed.
  • Ability to perform routine, repetitive tasks with frequent interruptions.
  • Ability to understand facility's fire and disaster plans; follow established procedures during drills and actual emergencies.
  • Ability to get multiple local quotes on projects to get the best price to maintain budget.
  • Ability to read blueprints as individual will need to monitor the upkeep of electrical, plumbing and HVAC systems.
  • Perform routine maintenance tasks including inspections, repairs, and installations of equipment and systems.
  • Maintain and troubleshoot mechanical systems, ensuring optimal functionality.

Essential Requirements include:

  • Must demonstrate a sense of urgency in emergency situations.
  • Must be able to lift a minimum of 50 lbs.
  • This position requires standing for extended periods throughout the workday.
  • Must be able to operate a wide range of power and hand tools.
  • CPO License is a plus.
  • Person with construction trades' skills, such as doing minor drywall repairs, preferred.
  • Knowledge of basic electrical, plumbing, HVA (heating, ventilation, A/C) repairs including changing motors, switches, and controllers.
  • Knowledge of security, fire, and other operational systems.
  • Ability to read and understand schematics and technical drawings.
  • Excellent customer service skills with friendly demeanor.
  • Ability to understand the needs of the residents.
