Carteret Management Corporation is seeking a Leasing Agent who will focus on leasing across a portfolio of apartment communities located in downtown Jacksonville, FL, in accordance with the Company's values of communication, customer service and competency. The position offers full-time employment at a competitive salary with a strong benefit package (including AFFORDABLE health, dental, vision and ancillary insurance options, 401k, and paid short/long term disability and paid time off).

Property:

  • Hi-rises located in downtown Jacksonville, FL
  • Occupied with waiting list
  • Market, HUD, LIHTC

Responsibilities include, but are not limited to:

  • Resident Relations: Maintain a positive, customer service-oriented approach to management with a goal of meeting resident and community needs.
  • Operations: Assist in oversight of community, including marketing & leasing, monitoring work orders, handling resident concerns or issues, working closely with resident through the recertification process, collect and enter rental payments, manage waiting list and applications.
  • Compliance: The property is a Low Income Housing Tax Credit and HUD site; all staff must ensure that strictest compliance is maintained with all programmatic standards.
  • Administrative: maximize usage of RealPage's OneSite software for operating efficiency. Answer phones, manage filing (work orders, tenant files, vendor files), generate mailings and tenant notices, answer and address property inquiries.

Requirements

  • Excellent customer service skills.
  • Experience working with seniors a plus.
  • Experience with affordable programs (LIHTC & HUD) required.
  • This is a LIHTC & HUD site; the recertification specialist has direct involvement with tenant files and will be required to achieve an industry certification indicating expertise within the first year of employment (i.e. TCS, C3P, HCCP, SCHM, etc.)
  • Proficiency with computers, including Microsoft Word, Excel, Outlook, and RealPage OneSite
  • Ability to work cooperatively and effectively with various groups (on-site staff, vendors, corporate team, residents).
