Self Storage Operations Manager (Hybrid – Minneapolis)

About Us

Area MGMT is a fast-growing self storage management company overseeing multiple facilities across Minnesota and North Dakota. We are looking for an experienced Self Storage Operations Manager to oversee day-to-day operations, lead a remote call center team, manage vendors, and coordinate the onboarding of new facilities through acquisitions. This is a hybrid role, with 1-2 days per week in our Minneapolis office and the remaining days remote.

What You'll Do

  • Oversee daily operations for a portfolio of self storage facilities and ensure efficient, consistent performance across all sites.
  • Manage and develop the call center team, including scheduling, training, payroll, and performance feedback.
  • Handle tenant protection programs, property insurance renewals, and property tax payments.
  • Coordinate with vendors for maintenance, signage, snow removal, lawn care, and site improvements.
  • Lead marketing and advertising initiatives through Google Ads, Meta, Adverank, and SpareFoot to maintain occupancy and drive growth.
  • Support all phases of acquisitions including due diligence, title coordination, lease and system transfers, and facility setup.
  • Process payments and deposits within property management software (StorEdge).
  • Provide leadership, coaching, and clear communication to both remote and on-site teams.
  • Track and improve key performance indicators such as occupancy, NOI growth, call center productivity, and vendor efficiency.
  • Collaborate with ownership on strategic initiatives to streamline processes and scale operations.

What We're Looking For

  • 1-5 years of experience in operations, property management, or a related field (self storage experience strongly preferred).
  • Strong leadership and communication skills with proven ability to manage and mentor teams.
  • Open-minded and proactive in finding new ways to improve company processes and SOPs.
  • Highly organized, detail oriented, and skilled at managing multiple priorities.
  • Proficient in Google Workspace and operational platforms such as StorEdge, Contact Connect/Call Potential, or similar management tools.
  • Experience with acquisitions, due diligence, or real estate transactions is a plus.
