Director of Capital Planning

The Director of Capital Planning is responsible for the strategic planning, budgeting, and execution of all capital improvement and infrastructure projects for the company's real estate portfolio. This position ensures that all building systems, infrastructure upgrades, and tenant improvements are designed, engineered, and delivered to the highest performance, sustainability, and quality standards. Reporting directly to the Chief Financial Officer, this role integrates financial discipline with technical expertise to optimize asset value, manage risk, and enhance long-term building performance.
Primary Responsibilities:
Strategic Planning & Leadership
- Develop and execute the annual and multi-year capital improvement plan in alignment with ownership's financial and operational goals
- Communicate with the CFO to manage capital budgets, forecasts, and return-on-investment analyses for major projects
- Work closely with the Executive Director of Real Estate for final approvals of architectural or design components to ensure consistency with the company standards.
- Coordinate with engineering, information technology, security, leasing, and finance teams to ensure alignment with building operations, maintenance, improvement, and tenant objectives.
- Maintain unique design and construction standards for Class A+ quality, sustainability, and resilience
Project Management & Execution
- Oversee all phases of engineered systems capital projects, from concept through commissioning, ensuring adherence to scope, budget, and schedule.
- Define project scope to assign responsibility for internal teams and contracted teams' trades
- Manage consultant and contractor selection, negotiation, and performance to ensure exceptional outcomes and compliance with specifications.
- Lead and coordinate design, engineering, and construction activities for complex building system projects, including HVAC, electrical, plumbing, life safety, and automation and security systems.
- Periodically inspect work-in-progress to ensure all work meets regulatory, code, and internal standards for safety, performance, and sustainability.
- Establish relationships with local, state, and federal entities regarding all aspects of project compliance and permitting.
Financial & Contract Oversight
- Work closely with the CFO to track expenditures, manage capital reserves, and report on project financials and variances.
- Review and approve budgets, contracts, change orders, and invoices.
- Prepare detailed financial and operational reports for ownership and executive leadership.
Technical Expertise & Innovation
- Evaluate and implement advanced building technologies to improve energy efficiency, operational reliability, and tenant comfort.
- Lead continuous improvement initiatives in preventive maintenance, capital planning, and asset lifecycle management.
- Stay current on industry trends, emerging technologies, and best practices in smart building systems and sustainable design.
Requirements:
Education & Experience
- Bachelor's degree in Business, Engineering, Construction Management, or related field.
- 10+ years of experience in engineered systems project management, construction, or facilities engineering for high-end, large-scale commercial real estate or institutional environments
- Strong financial acumen, with experience managing capital budgets and presenting ROI analyses to executive leadership. Demonstrated expertise in capital planning, budgeting, reserve study composition and analysis, and lifecycle asset management.
- Proven track record of successfully delivering complex, multi-million-dollar building system upgrades and infrastructure projects.
- Strong prioritization, organization, multitasking, and analytical skills.
- Ability to maintain a positive work atmosphere by behaving, modeling, and communicating effectively with clients, customers, coworkers, and management.
Skills & Competencies
- Excellent leadership, communication, and negotiation skills.
- Proven track record of managing complex projects and cross-functional teams in a fast-paced environment.
- Proficiency with project management tools, financial reporting systems, and building automation technologies
- Expert knowledge of building systems design, MEP infrastructure, and project delivery and construction methods.
- Strong knowledge of Building, Mechanical, Electrical, and Plumbing codes.
- Commitment to sustainability, innovation, and operational excellence
- Must be able to work a flexible schedule, including evenings and weekends, as well as opening, closing, and securing event venues as required
- Ability to maintain a positive work atmosphere by behaving, modeling, and communicating effectively with clients, customers, coworkers, and management.
Time Spent on the Computer
- Ability to use a computer keyboard/mouse up to 6 hours per day.
- Work Environment: While performing the duties of this job, the employee regularly navigates a construction work site where the employee is exposed to normal and customary risks of a construction environment.
- Performance of the duties will occasionally require physical ability to climb permanent and temporary stairs, scaffolding, ladders, and hoists, and negotiate work areas under construction.
- Performing this job requires good hearing, vision, the ability to stand, climb, balance, stoop, or kneel.
- Employee must occasionally lift and/or move up to 50 lbs.
