TITLE: Roofing, Waterproofing, and Sheet Metal Estimator and /or Project Manager

JOB SUMMARY
The Estimator/Project Manager is responsible for overseeing commercial roofing, sheet metal, and waterproofing projects from pre-bid through closeout. This includes preparing accurate cost estimates, managing project execution, and collaborating with internal teams and external clients to ensure successful outcomes. The ideal candidate has a strong attention to detail, excellent technical knowledge, and the ability to manage multiple priorities under tight deadlines.

ESSENTIAL DUTIES & PRIMARY FUNCTIONS
- Attend pre-bid meetings and site visits to gather necessary information.
- Ability to read and understand plans, construction documents and specifications.
- Ability to accurately measure specific scope of work with an itemized take off with square footages utilizing On-Screen Take Off
- Prepare detailed estimates using blueprints, specifications, field notes, and site inspections.
- Assist with subcontractor/vendor selection and negotiation to ensure best value and performance alignment.
- Review and negotiate contract terms to identify risks, obligations, and opportunities for clarification or improvement.
- Develop and submit proposals to clients including contractors, property managers, architects, and engineers.
- Follow up on bids, generate leads, and support business development efforts.
- Balance multiple bids and estimation tasks alongside active project responsibilities.
- Create and manage project budgets, schedules, submittals, purchase orders, and manpower requirements.
- Lead takeoff meetings with production and field teams to establish project scope and logistics; continue to assist until project completion.
- Track and manage project documentation including RFIs, change orders, meeting minutes, daily logs, and punch lists.
- Monitor field performance metrics and provide feedback to field leadership to ensure continuous improvement and accountability.
- Ensure compliance with plans, specifications, and safety standards including OSHA requirements.
- Assist team in contracts, billing, collections, closeout documents, and warranty processes.
- Conduct post-project reviews to identify successes and areas for improvement.
- Develop and maintain strong working relationships with clients, consultants, suppliers, and subcontractors to encourage repeat business and referrals.
KNOWLEDGE AND SKILLS
- In-depth knowledge of roofing, sheet metal, and waterproofing systems, including installation methods, materials, and industry standards.
- Knowledge of waterproofing systems is not required but is preferred.
- Ability to interpret architectural and structural drawings, project specifications, and technical documents.
- Skilled in generating takeoffs, cost estimates, and bid proposals using manual and digital tools.
- Strong understanding of scheduling, budgeting, procurement, subcontractor coordination, and change order management.
- Familiarity with applicable building codes, OSHA standards, and construction safety best practices.
- Knowledge of job cost accounting, profit and loss tracking, forecasting, and financial reporting.
- Proficient with Microsoft Office (Word, Excel, Outlook); experience with estimating and project management software is a plus.
- Display an aptitude for accuracy as it is crucial in the estimating process.
- Ability to manage multiple tasks and deadlines simultaneously.
- Resourceful and proactive in identifying challenges and implementing practical, timely solutions.
- Excellent organizational, analytical, verbal, and written communication skills.
- Display professionalism while setting high standards.
ADDITIONAL REQUIREMENTS
- Ability to walk, climb ladders, carry tools/materials, and navigate construction sites.
- Valid driver's license with satisfactory driving record.
- Willingness to work evenings, weekends, and travel as needed.
- Must pass pre-employment background check and drug screening.

Experience:
- Roofing/Waterproofing and or Sheetmetal Estimating and/or Project Management: 3 years minimum required.
Job Type: Full-time, exempt
Pay: $80,000 - $140,000
Expected hours: 40 per week

- Regular office hours are Monday through Friday 7:30 – 4:30
