Residential Construction Project Manager

This position is located in Charlottesville, VA. Candidates must be willing / able to commute to the greater Charlottesville area.

Peter Johnson Builders is seeking an experienced Senior Project Manager for high-end new builds and remodeling projects. The ideal candidate is a very experienced individual that can lead field production efficiently while dealing in a professional manner with high-end clientele. We need a personable and proactive team leader to own this position. This position will ensure projects are run efficiently, and within budget, while keeping our standard of building high-quality homes.

Responsibilities: 

  • Run a Detailed Schedule 
  • Lead the Production Team 
  • Manage subcontractor and supplier relationships. 
  • Contract Management 
  • Coordinate efforts across entire project between architects, designers, engineers, and subcontractors 
  • Manage Detailed Budgets 
  • Communicate with independent contractors and suppliers to ensure timely completion of work. 
  • Ensure all site policies are adhered to, especially safety and cleanliness standards.
  • Production Planning 
  • Reviews proposals/contracts for feasibility, cost and schedule issues 
  • Ongoing evaluation of subcontractors 
  • Responsible for obtaining permits 
  • Responsible for a complete understanding of the job from available verbal and written information, including blueprints, specifications, and bids. 
  • Conducts a pre-construction meeting at the start of each job 
  • Maintains job log for each active job 
  • Conducts regular project review meetings with customers 
  • Responsible for change orders: scope, cost, documentation, and customer approval
  • Responsible for punch list and job completion 
  • Financial / Cost Management 
  • Identifies cost concerns in the estimating phase 
  • Tracks actual costs against estimates and coordinates with sales and accounting
  • Approves invoices for payment supervision 
  • Ensures compliance with all company rules, policies and agreements

Qualifications: 

  • Bachelor's degree in Building Construction, Construction Management, Civil Engineering, or Architecture. 
  • 5-7 years of experience in project management within construction for a custom home builder. 
  • Comfortable reading and understanding blueprints and drawings 
  • Must possess deep expertise in standard construction practices. 
  • Proven ability to deliver the project on time and on budget. 
  • Ability to maintain a high level of customer satisfaction for demanding clients.
  • Proficient in Microsoft Office and construction management programs 
  • Demonstrated knowledge of construction, engineering, and architecture principles
  • Strong leadership and management skills 
  • Deep knowledge of industry safety practices. 
  • Excellent computer skills. Proficient in Microsoft Office and able to learn new programs.
  • Professionalism in manner and attire. 
  • Able to travel to the construction site(s) daily. This is a field management position.
  • Able to work weekends and extended hours as necessary to meet production milestones 

Compensation: 

  • $95 - $110k Based on experience
