Residential Building Maintenance Engineer

Location: Miami, FL 33179

Employment Type: Full-Time

Schedule: [e.g., Monday - Friday, 8 AM – 5:00 PM, with occasional weekends or on-call rotation]

Reports To: Property Manager

About the Role

We are seeking a dependable and skilled Residential Building Maintenance Engineer to join our property team. The ideal candidate will be responsible for maintaining all building systems and ensuring a safe, clean, and comfortable environment for residents. This role requires strong technical knowledge, attention to detail, and a hands-on approach to daily maintenance needs.

Key Responsibilities

  • Perform routine maintenance, troubleshooting, and repairs on building systems including HVAC, plumbing, electrical, and mechanical equipment.
  • Respond promptly to maintenance work orders and emergency requests from residents and management.
  • Conduct regular inspections of common areas, equipment rooms, roofs, and safety systems.
  • Maintain boilers, pumps, air handlers, and other mechanical systems to ensure efficient operation.
  • Perform preventive maintenance to reduce system downtime and repair costs.
  • Monitor and maintain building controls, lighting systems, and energy efficiency initiatives.
  • Ensure compliance with safety regulations, fire codes, and building standards.
  • Assist with apartment/unit turnovers, including repairs, painting, and fixture replacements.
  • Coordinate with outside vendors and contractors as needed.
  • Maintain accurate maintenance logs, inspection records, and inventory of supplies.

Qualifications

  • High school diploma or equivalent required; technical/trade certification preferred.
  • Minimum 3 years of experience in residential property maintenance, facilities management, or engineering.
  • Working knowledge of HVAC, plumbing, electrical, and general building systems.
  • Ability to diagnose and repair issues efficiently and safely.
  • Familiarity with building management or work order systems a plus.
  • Strong communication, organization, and customer service skills.
  • Must be reliable, self-motivated, and able to work independently or as part of a team.
  • Ability to lift up to 50 lbs and work in varied conditions (rooftops, mechanical rooms, etc.).
