Job Title: Regional Manager
Property Assignment: Varies
Job Location: Saint Paul, MN (Full-time. This position requires traveling to assigned properties in Ramsey County and working on site as needed.)
Salary Range: $85,000-$100,000 per year
***5+ years of experience as a Regional Property Manager, with affordable housing experience. ***
Job Summary
The Regional Manager will provide leadership to the property management staff, ensuring that the properties are fiscally sound and the communities are well managed and maintained. They will proactively identify areas of improvement and implement processes and procedures to assist in the growth of the company.
ESSENTIAL FUNCTIONS
- Meet profitability and occupancy requirements each property.
- Ensure accurate, thorough and timely reporting and promotes and maintains positive relations with all state agencies, vendors and contractors.
- Thorough understanding of Fair Housing Law and ensures compliance for all properties.
LEADERSHIP
- Provide direction regarding staffing/employee issues and consult with Human Resources as needed.
- Work with owners and the VP of Operations to develop plans for continued growth of the company.
- Provide advice/direction on all resident issues.
- Hire train and mentor property managers in all aspects of operations.
- Ability to communicate effectively with the property management company as well as all staff at properties.
FINANCIAL
- Assure a profitable financial bottom line for all properties. Actively maintains budgetary control.
- Coordinate with property managers to develop effective marketing plans aimed at achieving and maintaining a minimum occupancy rate.
PROPERTY MANAGEMENT
- Oversee the leasing efforts for all properties ensuring that all units are leased in compliance with all regulatory agreements.
- Assesses physical condition of properties, makes recommendations for capital needs; keeps owner advised of major maintenance issues/projects.
MINIMUM REQUIREMENTS
- Strong leadership, management and supervisory skills; demonstrated ability to effectively manage a diverse employment base.
- Good client, resident and public presentation skills: excellent oral and written communication skills.
- An entrepreneurial and creative approach to problem solving in the field of property management and affordable housing community development.
- Must have access to reliable transportation.
- Willingness and able to travel between properties.
- Proficient with Rent Manager, or similar property management software.
EDUCATION AND EXPERIENCE
- Bachelor's Degree or equivalent seven years of multi-site property management experience preferred, including compliance certification and supervisory experience.
All candidates are required to pass a background check as a condition of employment.
