Job Title: Portfolio Property Manager

Schedule: Full-Time | 40 hours/week (weekends as needed)

Position Overview

We are seeking an experienced, driven, and proactive Portfolio Property Manager with strong leadership and operational skills to oversee multiple residential apartment communities. This individual will manage multi-site operations, leasing performance, revenue/collections, compliance, and customer service. You will work directly with ownership/leadership to support continued portfolio growth, acquisitions, and operational excellence.

This is a fast-paced, high-impact role for someone who is energized by autonomy, problem-solving, and making decisions that move the business forward.

What You Will Do

Leasing & Occupancy

  • Show, lease, and move in prospective residents
  • Manage follow-ups & lead conversion
  • Implement marketing efforts to reduce vacancy
  • Process applications, verifications, renewals & expirations

Financial Performance & Delinquency

  • Oversee rent collection, payments, default protocols
  • Charge appropriate fees (late, NSF, etc.)
  • Initiate legal actions including Notice to Quit when needed

Resident Relations, Customer Experience & Operations

  • Maintain strong relationships with residents, vendors, and staff
  • Resolve resident concerns professionally and efficiently
  • Ensure units/buildings are maintained to standard
  • Coordinate with maintenance to address work orders

Compliance, Reporting & Administrative

  • Maintain resident files and records (AppFolio or similar PMS)
  • Manage notices, lease violations, and insurance compliance
  • Perform audits, scanning, data entry, and reporting

What We're Looking For

  • 5+ years residential property management experience
  • Experience managing multi-site portfolios (300+ units preferred)
  • Experience with AppFolio, Yardi, or similar PMS platforms
  • Strong urgency, leadership, delegation, and decision-making skills
  • Excellent communication and problem-solving abilities
  • Strong understanding of Fair Housing and compliance
  • Valid driver's license and clean driving record
