General Technician Description:
The General Technician is responsible for providing an advanced level of expertise to complete planned and corrective work orders associated with general building maintenance issues during and after normal business hours. This position also provides response and feedback to customer service requests which involves frequent use of verbal and digital communication skills.
Key Responsibilities:
- Perform maintenance and operation of building systems (fire/life safety, HVAC, plumbing, electrical, cabling, lighting, temperature controls, critical environments, light construction).
- Respond to and mitigate Alarm conditions, troubleshooting and driving to complete any necessary corrective action.
- Recommend and help to maintain critical spares inventory.
- Ensure safety hazards are identified and remediated and manage safety training programs.
- Ensure compliance with regulatory laws and guidelines related to building infrastructure.
- Support contractor activities within the building.
- Uses various wall covering techniques and solutions to complete maintenance and repair to commercial walls and ceiling systems.
- Installs or repairs drywall, framing and spackle to meet the maintenance or reconditioning needs of the facility.
- Performs necessary painting of walls, ceilings and other building components as scheduled by the management.
- Performs flooring repairs and maintenance to include carpet, ceramic tile, granite or VCT.
- Provides service to building plumbing fixtures to include sink faucets, flush valves, toilets and related piping.
- Performs maintenance to a variety of kitchen appliances to include dishwashers, ovens and grease traps.
- Installs or replaces ceiling tiles in a variety of applications or ceiling systems.
- Use Computerized Maintenance Management Systems for work planning and documentation of work performed and labor hours.
- Keep records of building rounds, engineering logs, and data sheets.
- Flexible in the day-to-day activities and scheduling for the benefit of the customer.
- Provides immediate response to a variety of facility issues to include plumbing, electrical, carpentry and other site emergencies.
- Assists other trade professionals as necessary to complete team objectives
- Must have availability to respond to after-hours emergencies on-site only as needed.
- Must have ability to read and understand operator and service manuals, specifications and drawings.
- Works at varying heights using ladders, scaffolding, aerial and platform lifts.
- Escorts and monitors quality and safety practices of outside contractors as assigned.
- Adapts appropriately to temporary adjustments in work schedule to accommodate projects and other site demands.
- Other duties as assigned by Manager or Supervisor.
Skills/Qualifications
- Education: High School graduate or GED.
- Experience: At least 2 years of experience with maintenance & repair of building systems.
Physical Requirements:
- Have the ability to regularly lift up to 50 lbs.
- Have the ability to regularly climb extension ladders, roof ladders, stepladders, and stairs as required during shift.
- Have the flexibility to bend/stoop, squat repetitive during shift.
- Have the ability to stretch/reach on a repetitive basis during shift.
- Have the ability to walk extensively throughout the facility during shift.
- Have the ability to participate in a respiratory protection plan to include use of a respirator or PAPR
