CMT is seeking an Engineering Technician who possesses a comprehensive combination of experience and qualifications from Building Systems Maintenance roles, including, control systems expertise, and mechanical maintenance of complex building infrastructure.
Under supervision and/or direction, incumbents in this Job Class are highly skilled in maintaining and operating existing building and cooling equipment as well as performing mechanical maintenance and repair of building heating and cooling systems and associated pumps, fans, chillers, water lines, and other equipment. Apply standard trade practices and follow applicable codes and regulations in completing assignments.
Contacts and interaction vary and may involve multiple constituencies such as contractors, energy management personnel, other trades employees, supervisors, managers, directors, and contractors concerning the operation, maintenance, and use of the College community as well as interaction with students, vendors, and the public, providing information, service, and assistance.
Duties include but are not limited to:
- Ensure proper boiler room equipment operation, including pumps, boilers, water treatment, air lines, variable frequency drives, expansion tank water levels, temperatures, pressures, exhaust fans, water and oil meters, chillers, and related equipment.
- Receive and respond to work orders for various buildings.
- Troubleshoot/resolve problems identified in work orders, including heating, cooling, potable water, and strange odors.
- Switch cooling and heating systems semi-annually; start and stop gas and ammonia chillers; prepare and melt ice for chillers and glycol systems.
- Check refrigerant, oil levels, oil pressure, and temperature.
- Conduct regularly scheduled preventative maintenance on all boiler room equipment. Order required parts and supplies for equipment maintenance, repair, or replacement. Inspect assigned buildings to ensure that all heating, plumbing, and electrical systems are operating properly.
- Perform daily routine and emergency work order requests.
- Perform preventative maintenance, such as seasonal repairs and upgrades to HVAC systems (the latter under the direction of an HVAC mechanic).
- Track assigned work order progress in the work order database to ensure tasks performed are documented.
- Replaces ceiling tiles, helps with snow removal, performs temporary roof repairs, fabricates motor mounts for HVAC units (welding/brazing), and repairs water pumps to the pool.
- Performs other duties as assigned.
Required Knowledge and Skills
- Advanced knowledge of the standard practices, methods, tools, and materials common to HVAC repair and maintenance.
- Comprehensive knowledge of building and fire codes, occupational hazards, and safety precautions of the trade.
- Comprehensive knowledge of pneumatic lines, low voltage, and direct digital controls. Comprehensive knowledge of boiler and hydronic distribution systems.
- Comprehensive knowledge of air distribution systems and familiarity with the operation, troubleshooting, repairs, and preventive maintenance of HVAC equipment (systems), including #2 fuel-fired boilers and related components.
- Comprehensive knowledge of the procedure for conducting failure analysis.
- Working knowledge of PC based test equipment and self-contained testing equipment. Ability to use hand tools and test equipment employed in the trade.
- Ability to rig and handle materials. Ability to interpret mechanical drawings, specifications, sketches, and work orders.
- Prepare material lists and specifications.
- Ability to read, understand, and follow written, verbal, and visual instructions.
- Ability to communicate clearly and effectively verbally and in writing.
- Excellent customer service skills and the ability to work cooperatively with others.
- Knowledge of basic computer skills, including familiarity with Microsoft Office (Word, Excel, Outlook), the Internet, and Windows-based applications.
Required Qualifications:
- High school diploma or GED
- Completion of Maryland 2nd Grade Stationary Engineering training.
- Five years of progressively responsible experience working with commercial heating, ventilation, and air-conditioning systems; air handling units; VAV boxes; and rooftop packaged units.
- Other combinations of applicable education, training, and experience which provide the knowledge, skills, and abilities necessary to perform effectively in this position may be considered.
Licenses and Certifications
- Maryland 2nd Grade Stationary Engineer license. EPA Section 608 Universal license optional.
- Valid driver's license is required with evidence of a good driving record.
Physical Demands
- Ability to lift, carry, push, or pull medium to heavy objects weighing up to 50 lbs. without assistance and 50 to 100+ lbs. with assistance.
- Constantly positions self to access machinery, equipment, materials, and tools, including cramped, awkward, or uncomfortable positions.
- Ability to ascend/descend stairs and/or ladders.
- Work frequently requires repetitive motions.
- Ability to detect and handle objects and controls.

Work Environment
- Work is typically performed indoors; however, some work is performed outdoors in various types of weather with occasional exposure to varying noise levels, hazardous materials, and other chemicals.
