About the Role

Turnserv is hiring a Commercial Project Manager to lead the end-to-end delivery of capital improvement projects, tenant improvements (TI), and occupancy-readiness scopes across our portfolio of commercial and residential assets.

This is a full ownership role — you will be directly responsible for the overall success of each project: from pre-con planning to final walk and turnover. That means leading schedules, labor, budgets, quality, safety, and client communication — and making sure the work gets done right, on time, and with zero surprises.

The ideal candidate is organized, field-aware, client-savvy, and thrives in fast-paced environments where accountability is everything.

Key Responsibilities

• Own the complete outcome of each project: quality, speed, budget, client satisfaction
• Lead day-to-day execution of commercial scopes — TI, CapEx, light renovations, and upgrades
• Manage field teams and subcontractors, ensuring work is completed to spec and schedule
• Coordinate materials, labor, and logistics with internal and external partners
• Build and maintain detailed schedules, proactively solve issues, and hold teams accountable
• Serve as the main point of contact for clients throughout the life of the project
• Conduct site visits, QC inspections, and ensure turnover is clean and complete
• Manage budget tracking, change orders, and project reporting
• Support closeout documentation, safety compliance, and internal feedback loops

What You Bring

• 5 years managing commercial or residential capital projects or tenant improvements
• Proven ability to lead projects from planning through completion with full accountability
• Strong understanding of scopes like paint, flooring, light construction, and finish upgrades
• Skilled at managing schedules, budgets, crews, and client expectations simultaneously
• Field confidence: you know how jobs really get done and aren't afraid to walk sites
• Clear communicator, systems thinker, and calm under pressure
• Experience with project management tools or job tracking software
• Spanish proficiency a plus
• Valid driver's license and local travel availability
