Position Summary:
This position is responsible for the overall success of the land acquisition and development processes by overseeing due diligence, entitlement, and site development activities from project inception through close out.
Responsibilities:
- Manage project schedules from acquisition to build-out, overseeing budgets, forecasts, funding requests, and cost allocation.
- Support land feasibility studies, due diligence, and risk analysis.
- Participate in land planning and preparation of Land Committee packages.
- Coordinate design and permitting activities, including site improvement, model, and architectural plans.
- Oversee project plans and entitlement processes, assign teams, monitor daily efforts, and ensure alignment with quality standards.
- Prepare and monitor development budgets, schedules, and reports, ensuring adherence to scope, schedule, and cost objectives.
- Liaise with municipalities (cities and counties) to collect development impact and building permit fees for designated projects.
- Oversee engineering, landscaping, amenities, and community entrances.
- Negotiate bids and contracts to achieve best value for labor and materials.
- Address development issues and propose effective solutions.
- Secure and expedite the submission of project dates related to acquisition, purchasing, construction, Bureau of Real Estate, and bond exoneration to relevant departments and personnel.
- Prepare sales and lot disclosure statements and associated exhibits.
Key Qualifications:
- Bachelor's degree in accounting, finance, real estate, or equivalent preferred.
- 5+ years of related relevant experience within the land development, or construction industry.
- Strong working knowledge of real estate acquisitions, entitlement processing, and budgeting.
- Proven experience leading and developing teams within a challenging and dynamic environment.
- Strong communication skills and comfortable collaborating cross-functionally with internal and external business partners.
- Strong organizational skills with the ability to manage and prioritize multiple projects simultaneously, while adhering to strict deadlines.
- Excellent computer skills, including proficiency in Microsoft Office products, with a strong focus on Excel.
Base Salary:
The expected base salary for this position is between $120,000 to $135,000 per year, depending on experience and skillset. Base salary is paid bi-weekly.

Physical Requirements:
This position involves both office and field responsibilities. The employee must be able to bend, stoop, climb stairs and ladders, reach, and walk on uneven or active construction terrain. The employee must be capable of lifting and carrying items weighing up to 50 pounds and safely operating a motor vehicle. Clear vision, hearing, and speech are necessary to perform essential job functions effectively. Work may occur in a variety of environments, including heat, cold, and inclement weather, with possible exposure to hazardous materials. Personal protective equipment (PPE), including but not limited to hard hats, steel-toe boots, eye protection, hearing protection, and respiratory protection, may be required. Proficiency in operating a computer is essential.

Supervisory Responsibilities:
This position does not supervise other employees.
Travel Requirements:
Occasional travel may be required. A valid driver's license and active vehicle insurance is required at all times.
