Job Summary/Overview

This position is responsible for the intermediate proper preventative maintenance and repair of association elements at the direction of the departmental manager and/or assistant manager. This position works closely with other team members on a daily basis. The construction technician II position is also highly visible and may require daily interaction with residents, contractors, and employees from other departments. It requires the utmost awareness of how actions and communications are given and received.

Schedule:

Monday-Friday 7:00 AM - 3:30 PM

Essential Duties and Responsibilities

The following statements describe the principal functions of this position and the scope of responsibility, but should not be considered an all-inclusive listing of work requirements. Individuals may be expected to perform other duties as assigned, including working in other areas to cover absences or balance the workload.   • Assist construction team members each day for the current project by preparing materials, tools, and equipment as directed by supervision.

  • Follow instructions for each job and make adjustments as directed by the construction managers, or fellow construction technicians.

  • Maintain a brisk and productive pace of activities to complete all assigned tasks within time constraints.
  • Properly check in and out construction equipment and leave tools clean, organized, and stored in an orderly fashion after each use.
  • Dispose of debris according to company protocols.
  • Provide assistance to other team members on various tasks as directed, or if your duties are completed ahead of schedule.
  • Wear clean safety equipment, such as earplugs, dust masks, safety glasses, gloves, hard hats, harnesses and lanyards, respirators(if certified and assigned), and boots that are in good repair.
  • Comply with company directives regarding health and safety when operating equipment or while being in the work area.
  • Assist other departments as required.

In addition to the responsibilities described above, the role may include such other responsibilities and duties as assigned from time to time, based upon Parkway needs or requirements.

  • Performs other duties as necessary.
  • Responsible for compliance to company policies and directives.
  • Professional manner, discretion, and appearance are expected.
  • Reports any incident or accident immediately to their manager.

Special Considerations:

The Construction Technician II is in a front line position that may deal with residents and guests on occasion. Customer Service, respect and diplomacy are stressed at all times. The appearance, actions and words of this person will determine how the resident views the rest of the company. This position will conduct themselves at all times, in a professional manner, as a representative of Parkway Maintenance & Management Pinellas, LLC.

This position requires working in the proximity of residents. Any appearance of favoritism or inappropriate behavior must be avoided. Inappropriate behavior is defined as, but not limited to:

  • Acceptance of gifts or cash
  • Transportation of furniture, groceries, or other materials for residents
  • Holding keys or other personal property for residents
  • Arguing with residents
  • Entry into resident's home without prior notification of manager
  • Acting in any manner that appears to favor or creates an advantage for one resident over another.

Qualifications

Education & Experience

  • High School graduate/GED equivalent
  • Minimum One (1) + years of construction work related experience.
  • Able to read, write and understand English. Bi-lingual helpful.
  • Must be able to comply with work times and schedules.

Knowledge, Skills, and Abilities

  • Within 12 months, must be able to apply intermediate experience/skills in multiple disciplines of construction, restoration, and repair techniques:
  • Carpentry, restoration and rehabilitation.
  • Concrete forming and finishing, Concrete block and window sill repair, and stucco application.
  • Drywall installation and finish, aluminum – steel and hand railing installation and repair.
  • Any forms of labor that is necessary for the completion of construction projects.
  • Must be willing to learn and develop new skills.
  • Able to handle laborious and repetitive manual tasks.
  • Technician II must develop basic knowledge of construction site tools and ability to use them safely.
  • Must be able to learn to work safely with powered construction tools.
  • Learn and follow all safety practices.
  • Maintain tools, equipment, shop and work areas
  • Ability to adapt to changes in working environment and conditions.
  • Excellent communication and interpersonal skills
  • Good organizational and good follow up skills.
  • Ability to work as a team member.

Working Conditions

The working conditions described are typical of those an employee encounters while performing the essential functions of the job. Majority of assignments performed outdoors. This position is regularly exposed to wet or humid conditions. Exposure to high temperatures (95 degrees and above), low temperatures (32 degrees and below) and a variety of weather conditions is common. The typical noise level is loud to very loud.

Hazardous Exposure

Involves no exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids.

Physical Requirements

Physical demands are those of a construction site environment. While performing the duties of this job, the individual will be required to reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl; will regularly be required to stand, walk, and to lift up to fifty pounds; and will frequently be required to use hands to, handle, tighten, or feel.

Work from heights of up to 80 feet. May require working in restrictive or confined spaces. May require the movement of heavy objects (50 pounds or more) for short distances (30 feet or less). Working with all types of construction material such as drywall, insulation, concrete, stucco.

Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus. Review Physical and Communication matrix below.

  • Valid Florida driver license (or ability to obtain within 30 days), with acceptable driving history preferred.

  • Other Heavy Equipment used in construction trade as directed
