About the Position
We are seeking a high-performing, detail-oriented Asset Manager to join our expanding team. This role is central to the success of our manufactured housing portfolio. The Asset Management team at GSC Investments is deeply involved in the day-to-day operations of our communities. We provide value through value hands-on oversight, ownership-level thinking, and the ability to translate strategy into clear, operational execution across your assigned communities.
The Asset Manager will oversee the financial performance of each assigned community, execute the business plan, and collaborate closely with Regional Managers, on-site teams, accounting, R&M, and ownership. This position reports to the VP of Asset Management.
Key Responsibilities
Portfolio Performance & Strategic Execution
- Own the financial and operational performance of assigned communities
- Ensure implementation of the business plan, strategic initiatives, and performance targets
- Monitor KPIs weekly and provide actionable direction to RMs and on-site teams
- Develop and execute strategies to maximize asset value, occupancy stability, and NOI performance
Financial & Data Analysis
- Analyze monthly/quarterly financials, variances, rent rolls, and performance metrics
- Identify upside opportunities and areas requiring corrective action
- Prepare investor reporting narratives and financial reporting packages
- Lead the preparation and review of year-end budgets
Team Leadership & Cross-Functional Collaboration
- Partner closely with Regional Managers to ensure consistent execution across communities
- Guide on-site teams toward operational excellence, adherence to systems, and accountability
- Cross-collaborate with various team members to align initiatives and resolve issues
- Support training and coaching of on-site managers in processes, KPIs, and reporting
Property Oversight & Field Execution
- Conduct quarterly property inspections focused on performance, curb appeal, safety, and capital improvement needs
- Monitor and support capital improvement projects, ensuring timelines and budgets are maintained
- Assist in R&M oversight, bid comparison, and vendor coordination as needed
Problem Solving & Operational Support
- Dig into property-level issues with research, data, and clear solutions
- Drive execution of corrective plans in partnership with Regional Managers
- Support optimization of systems and processes across the portfolio
Acquisitions and Dispositions Support
- Assist with due diligence, lease audits, file reviews, and financial modeling for new acquisitions or dispositions
Qualifications
- Bachelor's degree in real estate, business, finance, or a related field (preferred)
- Advanced MS Excel skills and comfort analyzing large datasets
- Strong organizational and project management abilities
- Ability to work independently while managing multiple priorities
- Exceptional communication skills and leadership presence
- Highly motivated with a positive, proactive approach
- A results-oriented and analytical mindset
- Ability to think like an owner and make decisions that balance short-term results with long-term value
Physical Setting:
- Office/ Hybrid – minimum 1 day in office per week.
Supplemental Pay:
- Bonus pay

Job Type: Full-time
Pay: $75, $90,000.00 per year
