Position Description: The Lead Maintenance Technician oversees the maintenance department and takes a hands-on approach to the completion of all projects. Primarily responsible for maintaining organizational and industry standards for safety and physical integrity of the building, focusing on the appearance of the community and working within established budget at all times. Ensure all vacated apartments are thoroughly restored to market ready status, and that service requests are completed in a timely manner.
Primary Duties/ Responsibilities
Ensure all vacated apartments are thoroughly restored to market ready status, and that service requests are completed in a timely mannerMonitors and replaces lights as necessaryRepairs and/or replaces windows, latches, screens, hinges, sliding glass doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, mini blinds, faucets, sink plugs, washers, holes in the walls, and hangs drapesRepair all appliances and reports problems to Community ManagerMonitors and changes locks, and make keys as necessaryPerforms exterior repairs to sinks and bathtubs, and minor repairs and replacement of bathroom tileSupervises maintenance staff and schedules work to be performedWorks on assignments that are complex in nature where considerable judgment and initiative are required in resolving problems and making recommendationsMay determine methods and procedures on new assignments and may provide guidance to other nonexempt personnelRequired to be on-call.Minimum Requirements
4-6 years of practical experience with demonstration of required skillsHVAC certificationKnowledge of OSHA requirementsMust have a valid Driver's LicensePreferred Requirements
Make ready experience helpful with advanced knowledge of pools, plumbing, electrical, etc.Fair housing training and certification for Apartment Maintenance TechnicianDrywall and painting experienceWorking Conditions
An occupational exposure to blood or other potentially infectious materials can be expected. May be asked to clean up bodily fluids with appropriate training and personal protective equipment provided.
Physical Requirements
While performing the duties of this job, the following functions are required:
CONSTANTLY: standing/walking, bending/stooping/squatting, pushing/pulling, grasping/gripping, reaching above the shoulder, climbing, lifting between 0 and 25 pounds.
FREQUENTLY: coordination of hand/eye/foot, finger dexterity, lifting between 26 and 50 pounds.
OCCASIONALLY: lifting over 100 pounds.
Compensation
$25.00-$26.00/hour
