We are a fast-growing vacation rental management company specializing in creating exceptional guest experiences and protecting owner investments across coastal Georgia. We're expanding our in-house maintenance team to ensure quality, speed, and reliability in every home we manage.
Position Summary
The In-House Maintenance Technician is responsible for ensuring all vacation rental properties are maintained to the highest standards of safety, cleanliness, and functionality. This hands-on role involves performing routine maintenance, responding to guest or staff-reported issues, and supporting property turnovers and preventative maintenance programs. The right candidate will have room for professional growth as the company continues to expand.
Key Responsibilities
· Respond promptly to maintenance requests from guests, property managers, and cleaners.
· Perform general repairs, including basic plumbing, basic electrical, painting/sheetrock repair, furniture assembly, air filter changes and many other tasks as-needed.
· Conduct regular inspections and preventative maintenance on all properties.
· Maintain accurate records of all work orders, parts used, and time spent.
· Coordinate with third-party vendors for specialized repairs when needed.
· Ensure all work meets company quality standards and local safety regulations.
· Participate in after-hours or weekend on-call rotations for holidays.
· Support property setup for new listings (installations, minor renovations, equipment setup).
· Deliver items to properties required for guest check in.
· Perform guest-readiness tasks for exterior of homes including blowing off driveways/porches/patios and cleaning debris out of pools.
· Maintain inventory of tools, parts, and supplies, ensuring vehicles and equipment are organized and ready for use.
Qualifications
· 3+ years of experience in residential or hospitality maintenance (vacation rentals or hotels preferred).
· Strong working knowledge of basic electrical, plumbing, HVAC, and painting/sheetrock.
· Valid driver's license and reliable transportation.
· Ability to pass a drug test.
· Excellent problem-solving skills and ability to work independently.
· Strong communication skills with both team members and guests.
· Tech-savvy and comfortable using property management or maintenance tracking apps (experience with Breezeway, or similar systems a plus).
· Ability to lift 50 lbs and perform physically demanding tasks.
· Willingness to work flexible hours, including weekends or holidays when necessary.
