Maintenance Director Job Description

The Maintenance Director is responsible for overseeing all maintenance operations for Ithaka Housing. This role ensures that all properties are safe, well-maintained, and compliant with relevant regulations. The Maintenance Director will lead a team of maintenance staff/volunteers, manage vendor relationships, responsible for all maintenance tools and equipment, appliances, landscaping, vehicles and supplies, and develop maintenance policies and procedures to support the organization's mission.

Duties will include, but are not limited to:

Maintenance:

· Responsible for the completion of all maintenance service requests as assigned - work truck available on site

· Complete turnover process of vacant apartments/units

· Responsible for 24-hour emergency maintenance service as required

· Cleaning and disposing of hazardous waste

· Coordinate special projects (e.g., fire extinguisher renewals, property inspections)

· Monitor and maintain all building systems

· Complete grounds work which may include picking up trash, sweeping curb and dumpster areas, maintaining landscaping beds and other areas, operating snow blowers and maintaining sidewalk areas during inclement weather

· Assure safety standards are complied with for all company, local, County, State and Federal guidelines

Administration and Collaboration:

· Manage outside contractors for completion of projects

· Maintain a professional and courteous manner with all residents, vendors, contractors, and co-workers at all times

· Supervise maintenance tech and/or volunteers including recruiting, hiring, training, and performance evaluations.

· Coordinate with other departments to support the overall mission of the organization.

· Ensure cost-effective use of resources

Required Skills/Knowledge:

· Experience in property management, including some knowledge of and experience in plumbing, electrical, appliance repair, light renovation work (e.g., bathroom), HVAC, carpentry, and flooring

· Requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly

· Driver's License in the State of Colorado and satisfactory driving record

· Excellent organizational and problem-solving abilities.

· Strong communication and interpersonal skills.

Job Type: Full-time

Pay: $60, $65,000.00 per year
