You'll be responsible for ensuring tenant comfort and safety through preventive maintenance, equipment monitoring, tenant services, and general building maintenance across HVAC systems, mechanical equipment, and facility operations.Your day-to-day tasks will include: • Respond to tenant service requests including temperature complaints, lighting repairs, furniture moves, and equipment resets• Complete scheduled preventive maintenance tasks and document all work performed with start/finish times and materials used• Monitor and record equipment readings, settings, and operational status in logbooks for HVAC systems, fire pumps, elevators, and other building systems• Perform general maintenance duties including painting mechanical rooms, maintaining lighting, snow removal, and facility cleanliness• Make adjustments to HVAC equipment and respond to trouble calls and temperature complaints to ensure tenant comfort• Troubleshoot and operate direct digital control systems and maintain pneumatic control systems throughout the building• Assist Lead Engineer with equipment start-up/shut-down procedures and support outside contractors during major equipment overhauls• Maintain tool rooms, workshop organization, and record electrical and water meter readings• Conduct safety inspections including tamper valve, elevator, asbestos, and generator load testingDesired experience and technical skillsRequirements: • Ability to work with minimum supervision and follow detailed instructions• Experience operating mechanical equipment including chillers, pumps, cooling towers, and HVAC systems• Knowledge of building maintenance procedures and safety protocols• Ability to lift and move furniture and equipment as needed• Strong attention to detail for equipment monitoring and documentation• Basic understanding of electrical systems, plumbing, and general maintenancePreferred: • Experience with direct digital control systems and pneumatic controls• HVAC troubleshooting and repair experience• Knowledge of fire safety systems and emergency procedures• Building maintenance or facilities management background• Certification in relevant building systems or equipment operation Location:On-site –Phoenix, AZIf this job description resonates with you, we encourage you to apply, even if you don't meet all the requirements.  We're interested in getting to know you and what you bring to the tablePersonalized benefits that support personal well-being and growth:JLL recognizes the impact that the workplace can have on your wellness, so we offer a supportive culture and comprehensive benefits package that prioritizes mental, physical and emotional health.
