Oaks Trinity Apartments is looking to hire a Lead Maintenance Technician.

Job Summary: The Lead Maintenance position is responsible for leading the maintenance team and providing maintenance and repair of the entire community.

Essential Job Responsibilities and Duties of the Lead Maintenance Tech:

  • Ensure that all make-ready apartments are completed upon move-in.
  • Performs and assigns resident work orders and ensures that they are completed within 24 hours of receiving them.
  • Assist in completing annual unit-to-unit inspections.
  • Promotes and works as a team with the maintenance and office staff.
  • Knowledge of and ability to troubleshoot and repair Plumbing, Electrical, HVAC, and Appliances.
  • Participation in After-Hours Emergency On-Call Rotation.
  • Establish, assign, and maintain schedules regarding routine maintenance, turnover work, etc.
  • Implement and adhere to preventative maintenance program.
  • Supervise all contract work to ensure the quality of the work is completed.
  • Work with the Community Manager to operate the property within the established budget.
  • Keep an ongoing and updated inventory of the property supplies and tools.
  • Comply with all safety program requirements, along with promoting safety in the workplace.
  • Other duties as assigned by the Community Manager and Multi-Site Maintenance Supervisor.

Physical Demands

Will be exposed to constant activity that requires intermittent standing, bending, crouching, twisting, pushing/pulling, lifting/moving/carrying (light and heavy loads, 0lbs – 50lbs+), climbing stairs and ladders, and walking on rooftops. Requires manual dexterity sufficient to operate small power tools and other equipment. Must be able to use and wear required safety equipment.

Qualifications

  • Minimum Requirements/Qualifications:

  • 3 + years of maintenance experience working in a multi-family setting. Lead maintenance experience required
  • Certifications desired (where applicable): CAMT, Boilers License, EPA, and CPO.
  • Basic computer proficiency preferred.
  • Knowledge of OneSite Facilities a plus.
  • Valid State Driver's License/Proof of Insurance
  • Reliable Transportation
