What You Will Do (Essential Functions)

Public Relations and Sales:

  • Show available rental units, maintain guest cards, and track prospective tenants.
  • Attend Fair Housing Seminars and follow sales techniques.
  • Maintain a professional appearance in accordance with Cedar Property Management's dress code.

Tenant Processing In & Out:

  • Accept rental applications, application fees, and holding fees.
  • Submit tenant applications to Appfolio for verification.
  • Process rental agreements and handle tenant move-out procedures.

Rent Collection and Record Keeping:

  • Collect rents through the Appfolio portal or approved methods.
  • Maintain accurate financial records and follow deposit procedures.
  • Handle late rent and 14-day notice procedures.
  • Knocking on doors, making phone calls, personally speaking with tenants to collect past due rents.

Tenant Management:

  • Address tenant issues through phone, face-to-face, or written communication.
  • Seek guidance from the Property Manager when unsure about tenant requests.

Housekeeping:

  • Perform light housekeeping in models and rented apartments before moving in.
  • Maintain a clean and organized office space.

Weekly Reports:

  • Maintain records of apartment showings, rentals, vacancies, and maintenance activities.
  • Submit weekly reports to the Property Manager.

Monthly Reports:

  • Prepare and submit monthly reports on rent collection and apartment status.
  • Vacant Units:
  • Inspect vacant units with the Maintenance Technician and tenant (if possible) and note needed repairs.
  • Inform tenants about discrepancies and necessary repairs.

Meetings:

  • Attend mandatory monthly meetings scheduled by the Property Management office to review performance and discuss property operation. If these fall on your regularly scheduled day off, make arrangements with the Property Manager to adjust your work hours that week.

Co-Workers:

  • Collaborate closely with the maintenance team, including daily meetings to discuss schedules, vendor scheduling, and maintenance status.
  • Able to be at work, on time, all the time consistently.

Competency

  • Knowledge of Landlord Tenant Laws.
  • Knowledge of Fair Housing Law and regulations.
  • Strong communication and interpersonal skills.
  • Sales and marketing expertise.
  • Record-keeping and financial management abilities.
  • Ability to work as part of a team.

Supervisory Responsibility

Team Leader for your residential community. Oversight of maintenance team.

Work Environment

Residential Managers work primarily indoors and outdoors, depending on the specific tasks and maintenance needs. You will have outdoor tasks such as monitoring the community for tenant violations and showing models.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

  • Ability to perform light housekeeping tasks.
  • Maintain regular office hours.
  • Meet with tenants and conduct property inspections.
  • Attend meetings and training sessions as required.
  • Drive golf carts.
  • Must be able to comfortably ascend and descend stairs as part of daily tasks and emergency procedures.
  • Must be able to climb 3 floors or stairs multiple times daily.

Position Type and Expected Hours of Work

Full-time, 8 hours a day, 40 hours a week. Office hours at each complex are 10:00 am to 7:00 pm. Days off vary depending on the property.

Travel

Able to travel 20% of the time and must comply with all relevant company travel.

Required Education and Experience

  • A high school diploma or equivalent is typical for this position.
  • Relevant course work or a bachelor's degree in related fields is advantageous but not mandatory.
  • Manager experience, preferred.
