Portfolio Manager I (Affordable Housing) – Property Operations & Resident Support

Pay: $4,141 - $4,531 per Month (DOE)

Location: 2251 Table Rock Road, Medford, OR (plus regular site visits)

What you'll do (high-impact work)

In this role, you'll provide hands-on oversight across assigned properties while supporting and guiding site managers. You'll help ensure properties stay compliant, well-maintained, and aligned with Fair Housing laws and HAJC policies.

Key responsibilities include:

  • Oversee property operations and enforce lease/contract provisions; support resident/site managers day-to-day
  • Coordinate and track maintenance work orders and complete regular site visits to monitor property conditions
  • Monitor tenant lease compliance, identify/prevent fraud or program abuse, and ensure program compliance with policies/regulations
  • Prepare/process documentation related to enforcement actions (including eviction/mediation materials when needed)
  • Maintain accurate tenant files and data; prepare correspondence related to compliance and resident communication
  • Build strong relationships with community partners and agencies to connect residents with helpful resources

What we're looking for

We're looking for someone who can communicate clearly, stay organized, handle difficult conversations calmly, and apply sound judgment in compliance-driven work.

Minimum requirements include:

  • Bachelor's degree in a related field and specialized training in property management (or related field) plus 2 years of progressively responsible property management experience (or an equivalent combination of education/experience)
  • Valid driver's license and ability to drive as part of the job (travel to sites/appointments/trainings as needed)

Working conditions (important to know)

This role works primarily in a temperature-controlled office environment and also includes time at property locations in varying weather conditions. The job may involve lifting/transporting up to 25 lbs and moving around different sites.
