Overview

We are seeking a skilled and dedicated Maintenance Lead to join our team. The Maintenance Lead is responsible for overseeing the day-to-day maintenance operations of the property, leading a small team of technicians, performing hands-on repairs, and ensuring all work orders and make-readies are completed on time and to a high standard. The ideal candidate will possess a strong background in facilities maintenance and be proficient in various technical skills, including electrical, plumbing, drywall and paint. This role requires a proactive individual who can effectively troubleshoot and resolve issues while ensuring the smooth operation of our facilities and satisfaction of tenants.

Duties

  • Supervise, schedule, and train a team of 2 maintenance technicians
  • Complete service requests (plumbing, electrical, appliances, HVAC, carpentry, drywall, painting, etc.)
  • Oversee apartment turnovers/make-readies to meet aggressive move-in deadlines
  • Perform preventive maintenance on building systems and equipment
  • Conduct property walks and identify needed repairs/proactive maintenance
  • Manage inventory of parts, tools, and supplies; order materials as needed
  • Ensure compliance with all safety standards and company policies
  • Respond to on-call emergency maintenance requests
  • Maintain accurate records in property management software (Entrata)
  • Assist with capital improvement projects and vendor coordination

Experience

  • 2-5 years experience in facilities maintenance.
  • Proficiency in electrical work, including the use of tools such as a multimeter.
  • Proficiency in plumbing, including finding and resolving leaks in kitchens and bathrooms.
  • Proficiency in drywall repair, texture, and paint.
  • Familiarity with customer service principles and practices.
  • Able to work in attics, crawlspaces, and tight spaces. Able to climb stairs and ladders. Able to carry 50lbs.
  • Ability to communicate effectively in English, both verbally and in writing. Spanish communication not required, but is a plus.
