Location: Ann Arbor, Michigan
Company: Arbor Maintenance, Inc. — a family‑owned facility management, rental‑property maintenance and leasing company (est serving property owners and tenants in the Ann Arbor area.
Employment type: 30-40 hours per week (include on‑call/after hours availability)
Reports to: Maintenance Manager / Property Manager

Position Summary
We are seeking a motivated, skilled Maintenance Technician who can handle a wide variety of repair and preventive‑maintenance tasks across multiple rental and managed properties. The ideal candidate will be comfortable working independently, responding to service requests (including emergencies), and helping maintain the company's standard for timely, quality workmanship.
Key Responsibilities
- Respond to tenant and owner service requests in a timely manner; evaluate issues and perform repairs or coordinate specialists as needed.
- Conduct routine preventive‑maintenance tasks (HVAC filters/chills/coils, plumbing checks, electrical light/ballast replacement, carpentry, grounds clean‑up) in accordance with Arbor Maintenance's program.
- Troubleshoot and repair HVAC, plumbing, electrical, carpentry, and general building systems.
- Maintain accurate logs of work performed, update the maintenance tracking system, and ensure vehicles and equipment are stocked as per company model of reducing supplier‑drive time.
- Provide 24/7 on‑call response as part of emergency maintenance coverage, rotating schedule.
- Work cooperatively with property management staff, tenants, and vendor networks to ensure property standards and owner satisfaction.
- Ensure safety, cleanliness and organization of workspaces, tools, company vehicle, and parts inventory.
- Adhere to company policies, follow building codes, licensing requirements and maintain a professional appearance.
Required Qualifications
- Proven experience in maintenance of rental properties, multifamily housing, facility maintenance or similar..
- Ability to troubleshoot and complete tasks independently and within time constraints; good judgement to know when to outsource.
- Valid driver's license with good driving record; comfortable driving between sites, and managing stocked vehicle.
- Ability to handle after‑hours emergency calls (via rotation) and react appropriately.
- Strong communication skills (written & verbal) to log work, coordinate with tenants and owners.
- Physically able: climb ladders, access rooftops/mechanical rooms, lift moderate weight, work outdoors/indoors in varying conditions.
- Excellent customer‑service orientation: representing a service‑oriented company to both tenants and property owners.
Preferred Qualifications
- Experience working in student‑housing or multi‑unit rental portfolios is a plus.
- Prior experience with preventive maintenance programs and building‑system logs.
