ASSISTANT MAINTENANCE TECHNICIAN

Immediate Supervisor: Lead Maintenance Technician

The Assistant Maintenance Technician plays an essential role in the overall operations of the property by assisting with maintenance projects, repairs, and preventative maintenance programs. This position supports the Lead Maintenance Technician in ensuring that the community meets REEP's standards for safety, appearance, and operational excellence. The ideal candidate takes pride in hands-on work, teamwork, and providing a high level of service to residents and staff alike.

Primary Responsibilities
I. Personnel
  • Follow and maintain the preventative maintenance programs established by the company.
  • Review daily work order priorities with the Lead Maintenance Technician at the beginning of each day.
  • Support the Lead Maintenance Technician with daily operational needs and team coordination.
II. Maintenance
  • Perform routine maintenance tasks, preventative maintenance, and minor repairs to all units, amenities, and common areas.
  • Assist with diagnosing and resolving maintenance issues in plumbing, electrical, HVAC, and appliances.
  • Participate in on-call rotation with the Lead Maintenance Technician and respond to resident service requests within 24 hours.
  • Inspect vacated apartments and complete Make-Ready Checklists to identify required repairs and services.
  • Conduct daily property walks to identify maintenance needs, safety hazards, and opportunities for upgrades.
  • Maintain clean and organized maintenance and storage areas.
  • Perform other duties as assigned.
III. Administrative
  • Maintain and account for all property-issued tools and equipment.
  • Report maintenance or inventory needs promptly to the Lead Maintenance Technician or Property Manager.
  • Follow all company safety protocols, OSHA standards, and property procedures.
IV. Physical Demands

This position requires the ability to perform physical work daily, which may include:

  • Frequent standing, walking, bending, stooping, kneeling, and climbing ladders or stairs.
  • Lifting, carrying, pushing, or pulling materials and equipment weighing up to 75 pounds unassisted.
  • Working in both indoor and outdoor environments, including exposure to heat, cold, humidity, and confined spaces.
  • Operating hand tools, power tools, and maintenance equipment safely.
  • Maintaining sufficient strength, coordination, vision, and hearing to complete assigned maintenance tasks safely.

V. Qualifications
  • 1–2 years of experience in apartment, property, or facilities maintenance preferred.
  • Basic knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, and general maintenance.
  • Ability to safely use hand tools, power tools, and maintenance equipment.
  • HVAC and/or EPA certification preferred but not required.
  • Strong attention to detail with a proactive, solution-oriented approach.
  • Excellent time management and organizational skills with the ability to prioritize multiple tasks.
  • Strong communication and teamwork skills with a positive, professional attitude.
  • Must be dependable, punctual, and able to work independently with minimal supervision.
  • Availability to participate in on-call rotation and respond to after-hours emergencies as needed.
  • Must have a valid driver's license and reliable transportation.
  • High school diploma or equivalent required; trade or technical training a plus.
