Title: Maintenance Technician
Schedule: Monday to Friday from 8:30 am to 5 pm
Location: Sanford, NC
Pay Rate: $22 per hour
Summary: The General Maintenance Technician I responsibilities are to assist in a variety of skills encompassing most of the construction trades. Needs the ability to deal tactfully, effectively and courteously with co-workers, management and our customers.
Requirements:
- Ability to pass a background check and drug test
- High school diploma or equivalent.
- One-year certificate from a college or technical school OR at least one year of related experience and/or training. An equivalent combination of education and experience is also acceptable.
- A minimum of one year of experience in a maintenance role.
- Must have a working knowledge of HVAC, plumbing, carpentry, lighting, and electrical repair.
- Must have a working knowledge of Microsoft Excel.
Responsibilities:
- Assist in the evaluating, repair and performing of minor plumbing, electrical and HVAC systems in the building.
- Plumbing to include toilets, urinals, sinks and faucets. Electrical to include switches, receptacles, lighting and breakers. HVAC to include filters, belts, PM of equipment.
- Handle a wide variety of general building maintenance repairs, including carpentry, prepping, and painting.
- Complete work orders and maintain accurate records on materials and labor.
- Address safety hazards to prevent injuries. This includes following all safety requirements like lockout/tagout and using appropriate personal protective equipment (PPE).
- Assist with electrical wiring problems and safely replace lighting ballasts and lamps.
- Perform routine maintenance like fixing structural damage (windows, doors, walls).
- Maintain good working order of company vehicle including refueling, report any mechanical issues and filling out and submitting monthly vehicle inspection form.
- Collaborate with contractors, vendors, and inspectors as needed.
- Support the Preventive Maintenance (PM) program.
- Communicates with the maintenance supervisor about any work that requires outside expert assistance
- Work both independently and as part of a team. Interpersonal skills to interact with employees and clients in a pleasant manner.
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
- Workdays and schedules are generally routine, however are subject to change. Be prepared/available to work evenings and weekends as assigned.
- Willingness to share on-call duty for emergency maintenance.
- OT may be required without notice to complete work assigned – time off may be offered or required within the same pay period to meet budget demands.
- May be asked to work with or escort contractors, vendors or suppliers, as well as inspectors.
- Other duties may be assigned by supervisor.
PHYSICAL DEMANDS: While performing the duties of this job, the employee is required to stand, walk, use hands to finger, handle or feel, and reach with arms and hands. The employee is required to stoop, kneel, crouch, or crawl. The employee must lift / move up to 50 pounds. Specific vision abilities required include close vision, and ability to adjust focus.
WORK ENVIRONMENT: The work environment characteristics described here represent those an employee encounters while performing the essential functions of this job. The employee may be exposed to infectious waste, diseases, conditions, etc. including AIDS and Hepatitis B viruses. The noise level is usually moderate.
