Job Description:

Purpose

The Maintenance Technician ensures that resident units, common areas, and property grounds are safe, functional, and well-maintained. Working under general supervision, you will perform preventative maintenance, repairs, and service coordination while providing excellent support to residents, management, and vendors. Your work helps create a comfortable, high-quality living environment that reflects the mission and values of National Church Residences.

Key Responsibilities

Property Maintenance

  • Perform general maintenance in resident units and common areas, including carpentry, painting, drywall repair, and appliance maintenance.
  • Prepare vacant units for move-in, ensuring timely painting, cleaning, and carpet care.
  • Diagnose and repair issues related to HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliances; coordinate third-party contractors as needed.
  • Conduct scheduled preventative maintenance, inspections, and testing; maintain accurate logs and records.
  • Service and maintain security systems, fire alarms, and door locks.
  • Participate in on-call duties as scheduled and respond to maintenance emergencies promptly.

Property Grounds & Common Areas

  • Maintain landscaping, parking lots, driveways, and walkways, ensuring safety and cleanliness.
  • Remove trash and maintain dumpster areas, clean common areas including dusting, vacuuming, mopping, and restroom upkeep.

Records & Compliance

  • Maintain accurate maintenance records, track preventative maintenance, and complete work orders according to policy.
  • Follow all Material Safety Data Sheet (MSDS) instructions for proper use, disposal, or spill response.
  • Ensure compliance with fair housing laws and organizational policies.

Communication & Collaboration

  • Build and maintain positive relationships with residents, coworkers, management, vendors, and service providers.
  • Keep management informed of maintenance needs, property concerns, and ongoing projects.
  • Assist vendors and service providers as necessary.

Other Duties

  • Perform other maintenance-related tasks as assigned.
  • Complete required training and continue developing professional skills.

Expectations

  • Maintain resident units and common areas in excellent condition, ensuring timely readiness for new residents.
  • Identify and address maintenance needs promptly or escalate unresolved issues to management.
  • Perform preventative maintenance and repairs effectively in accordance with established standards.

  • Adhere to all company policies, procedures, compliance requirements, and regulatory standards.
  • Uphold resident rights, providing services with dignity, respect, and safety.

  • Maintain flexibility for travel and on-call responsibilities; provide proof of insurance for personal vehicles used for work.

Qualifications

  • Education: High school diploma or equivalent required.
  • Experience: 2–5 years of maintenance experience preferred.
  • Skills & Abilities:
  • Proficient in electrical, plumbing, HVAC, carpentry, drywall, exterior structural repairs, and appliance maintenance.
  • Strong problem-solving skills with attention to detail.
  • Ability to work independently, prioritize tasks, and manage multiple responsibilities.
  • Effective communication and interpersonal skills; professional and courteous with residents and coworkers.
  • Competent with basic computer or tablet software for record-keeping and reporting.
  • Licensure / Certification: HVAC certification required. Valid driver's license and compliance with National Church Residences' motor vehicle policy.
