Job Description
Validus Group Properties is seeking a Property Manager to oversee the daily operations, leasing, and management of the Shoppes of Savannah, a 133,000 sq. ft. commercial shopping center owned by Validus Group and located at 11 Gateway Blvd South, Savannah, GA 31419.
This is a full-time, on-site role ideal for a service-oriented, detail-driven professional who enjoys being hands-on and managing multiple priorities in a fast-paced, tenant-focused environment. The Property Manager will act as the primary on-site representative of ownership and collaborate closely with the company's accounting, leasing, and property management teams to maximize asset performance and long-term tenant satisfaction.
Essential Functions
- Serve as the primary point of contact for all tenants, overseeing communications, service requests, and move-in/move-out coordination while ensuring prompt, professional resolution of all issues.
- Manage daily property operations, including maintenance, repairs, inspections, and capital improvements to maintain asset quality, functionality, and compliance with all safety and building standards.
- Oversee all common area maintenance (CAM) activities, preventative maintenance programs, and tenant buildouts; ensure timely completion and adherence to quality, budget, and compliance requirements.
- Foster strong tenant relationships through proactive communication, ensuring satisfaction, retention, and adherence to lease obligations, including insurance and COI compliance.
- Coordinate, supervise, and evaluate all vendors, contractors, and service providers, ensuring quality performance, cost efficiency, and adherence to contractual standards.
- Review and approve vendor invoices and maintenance expenditures within authorized limits before forwarding to the company's accounting department for processing and payment.
- Support leasing and marketing initiatives by touring prospective tenants, preparing LOIs, maintaining CRM data, and assisting with property signage, advertising, and promotional materials.
- Maintain accurate and organized lease files, abstracts, and records, monitoring expirations, renewals, and compliance with all lease terms, CAM allocations, insurance, and operational requirements.
- Assist with the preparation and implementation of the annual operating budget, track expenses and variances, coordinate rent collections and accounts receivable with accounting, and manage annual CAM reconciliations and related tenant correspondence.
- Perform additional duties and special projects as assigned by the Director of Property Management or company leadership.
Qualifications
- Bachelor's Degree preferred, or equivalent combination of education and experience (Real Estate, Business, Finance, or related field).
- 2–3 years of experience in commercial property management, facilities coordination, real estate administration, or related field.
- Working knowledge of building systems, budgets, vendor and lease administration.
- Proficiency in Microsoft Office; experience with Yardi, QuickBooks, or similar software a plus.
- Strong communication, organization, and problem-solving skills.
- Professional, dependable, and detail-oriented, with the ability to work independently while providing excellent customer service and taking a proactive approach to daily property operations.
Compensation Summary
- This is a full-time, on-site position based at the shopping center management office located at 11 Gateway Blvd South, Savannah, GA 31419.
- Standard schedule is Monday through Friday, with occasional weekend availability required for property needs, tenant events, or emergencies.
