Community Corp is a non-profit organization that restores, builds, and manages affordable housing for working families of modest means. Since our inception in 1982, we have rehabilitated and constructed nearly 2,071 homes. By enhancing and increasing affordable housing, we improve neighborhoods, create an environment where people can thrive, and change thousands of lives. Our work contributes to the distinct character of Santa Monica and the greater Westside region, making these communities more inclusive, caring, and environmentally sustainable.
Position Overview
The Chief Financial Officer (CFO) is responsible for all financial matters of Community Corp. and its affiliate organizations. The CFO will work closely with the Executive Director, other senior management and the Board of Directors to develop and implement strategies across the organization. They must be able to adapt to a continually evolving environment and thrive in an autonomous and deadline-oriented workplace while managing the Accounting, Asset Management and Information Technology functions.
Community Corp., its subsidiaries, and affiliates are responsible for a $500+ million portfolio of real estate. The organization operates over 2,100 units that are spread across 96 properties. The organization is fully integrated with housing development, property management, a maintenance staff, and resident services. The annual administrative budget is over $9 million and the organization collects over $14 million in rental income annually.
Compensation and Benefits
The compensation ranges between $161K to $205K. The Chief Financial Officer is eligible for the following benefits:

Specific Skills
Accounting & Tax
- Oversee Accounting Department
- Oversee monthly, quarterly, and annual Community Corp. and limited partnership financial reporting.
- Review and approve Community Corp. and limited partnership financial statements, tax returns and budgets
- Review and approve payroll
Corporate & Real Estate Development Finance
- Oversee cash flow planning and ensure availability of funds as needed
- Oversee financing strategies & activities, as well as banking relationships
- Oversee financial and regulatory compliance
- Oversee asset management department's monitoring of financial performance and long-term viability of the real estate portfolio
- Oversee re-syndication and/or refinance of existing portfolio
- Assist in short/long term strategic and business planning
- Oversee reporting to financing partners
- Support fundraising efforts by providing required information to philanthropic organizations.
- Review and approve project financing proformas and applications
- Review and approve construction draws
- Negotiate and recommend sale of tax credits for new developments
- Negotiate and recommend termination of low-income housing tax credit partnerships after 15 years.
Information Technology
- Oversee Information Technology vendor (or bring IT functions in-house)
- Oversee data, information and records management
- Oversee information technology training for all employees
- Monitor technology trends and analyze short/long term needs
- Responsible for the strategic design of the Information Technology System
Planning, Policy & Administration
- Formulate, manage and enforce internal control policies and procedures
- Prepare and deliver monthly and quarterly reports to the board of directors
- Staff the Finance Committee of the board of directors
- Oversee insurance policies and assist in mitigating risk
- Oversee payroll
Education and Experience
- B.A. in accounting, finance or related fields. CPA and/or MBA preferred.
- Minimum 10 years of work experience in accounting and/or finance. Direct job duties in the affordable housing field highly desirable.
- Strong technical skills in real estate finance, real estate accounting and real estate taxation.
- Knowledge of payroll, human resources and information technology very desirable.
- Excellent written and verbal communication skills.
- Advanced skills in Excel and Yardi property management software preferred.
Supervisory Responsibilities
The CFO will be responsible for hiring, training, supervising and evaluating the team of professionals in the Accounting Department, Asset Management Department and IT Department.
Physical Requirements
This position requires the ability to sit and use office equipment and computers for the majority of the workday. Must be able to lift up to 10 pounds.
Work Environment
The essential responsibilities of this position are performed in a busy office environment. This position must be able to keep focused in an environment with many interruptions and distractions.
Travel Requirements
Limited amount of car travel for meetings in Los Angeles County. Minimal amount of air travel, generally for conferences or trainings.
Must possess and maintain a valid California driver's license, insurance as required by law and an acceptable driving record.
