Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university. 

Summary

The Housekeeper is responsible for the overall cleanliness and sanitation of the interior and exterior of the building(s) and grounds in a student apartment community. Duties include but are not limited to cleaning, scrubbing, washing, sweeping, dusting, and removal of debris. Projecting a customer focused and professional image through interaction with all internal and external customers is essential.

Essential Duties and Responsibilities 

Cleans halls, stairways, public restrooms, offices, lounges, elevators, trash rooms, corridors, and all common areas.Cleans resident units as needed.Sweeps, scrubs, and mop all lobbies, trash rooms, recycle rooms, and hallways.Cleans rugs, carpets, upholstered furniture, elevators, and blinds.Dusts furniture.Cleans walls, ceiling, light fixtures, and woodwork.Cleans windows, door panels, and sills.Empties wastebaskets.Replenishes bathroom supplies.Picks up debris and recyclables inside building(s), near building(s) entry and grounds.Completes all items on Weekly Housekeeping Checklist.Ensures that all green policies are followed including use of chemicals as directed.Collects recyclables daily.Performs routine inspections of assigned buildings to identify maintenance or safety concerns and reports issues to a supervisor or appropriate departmentSets up and breaks down seminar rooms for campus events, meetings, conferences, and academic functions, including arranging tables, chairs, and related furnishings.Coordinates with supervisors and maintenance staff to ensure the timely completion of special cleaning projects.Provides cleaning support during emergency situations such as spills, floods, or other incidents, in accordance with university protocols.Maintains inventory of custodial supplies, equipment, and cleaning carts; requests replenishment as needed.Use of personal protective equipment (PPE), as needed.Performs seasonal or project-based tasks, including deep carpet extraction and high dusting of offices, student lounges, seminar rooms, and resident units.Assists with campus sustainability initiatives by properly sorting waste, reducing chemical usage, and supporting green cleaning programs.Ensures assigned areas consistently meet university appearance, cleanliness, and sanitation standards.Responds to service requests from faculty, staff, students, and guests in a professional and courteous manner.Supports residence hall move-in and move-out operations, including space preparation and turnoversSecures buildings when assigned by locking and unlocking doors and reporting suspicious activity to a supervisorParticipates in required safety training, equipment training, and departmental meetings.

  • High school diploma or general education degree (GED).
  • 2-3 years custodian or housekeeping experience.

  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.  
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • Ability to perform basic computer operations.
  • Ability to lift and/or move up to 50 pounds.
