Project Manager - Residential Construction

Overview
We are seeking a skilled and experienced Project Manager with a strong background in residential construction. This role involves working closely with clients, internal teams, designers, subcontractors, and vendors to ensure projects are delivered smoothly, on time, and to the highest standards.

Responsibilities
Materials Management

  • Manage field team on-hand materials inventory.
  • Provide updated hard copies of applicable construction documents to field personnel.
  • Order and organize timely delivery of construction and FFE materials to job sites.

Project Assistance

  • Prepare initial proposals and procure subcontractor bids for potential projects.
  • Supervise projects from inception through completion, including quality control, problem-solving, site visits, and progress tracking.
  • Coordinate schedules, trades, and material deliveries; create and maintain project schedules and three-week forecasts.
  • Secure trade, building, and dumpster permits as required.
  • Complete project take-offs to ensure timely material ordering and delivery.
  • Monitor construction to ensure compliance with plans, specifications, manufacturer requirements, safety protocols, and regulations.
  • Oversee job-site trash services, inspections, and project close-out, including punch lists, sign-offs, staging, and subcontractor payments.
  • Assist with vendor and subcontractor vetting and management.

Requirements, Skills & Abilities

  • 7-10 years of experience in residential construction.
  • Strong problem-solving and troubleshooting skills.
  • Proficiency in construction project management software (e.g., BuilderTrend, JobTread, or similar).
  • Strong computer skills; familiarity with Apple & Google products required.
  • Excellent organizational and communication skills.
  • Ability to adapt to changing needs and ambiguity.
  • Ability to lift up to 45 lbs.
  • Active driver's license with a clean driving record.
  • Availability for select Saturdays if project demands.
