Building Superintendent – South Brooklyn

Location: South Brooklyn (on-site)

Schedule: Full-time, 40 hours/week; occasional evenings/weekends for emergencies

Compensation: Prevailing Wage (NYC Building Service Employees) with applicable supplemental benefits; overtime per law.

About the Role

RYBAK Management is hiring an experienced Building Superintendent for a residential rental/condo property in South Brooklyn. The Superintendent will lead day-to-day operations, minor renovations, cleaning, and unit turnovers, ensuring a well-maintained, safe, and resident-focused building.

Key Responsibilities

  • Daily Operations & Cleaning: Maintain common areas, building exterior, waste/recycling, snow/ice removal, and curb appeal.
  • Minor Repairs & Renovations: Basic carpentry, painting, patching/drywall, light plumbing/electrical, caulking, hardware, and appliance troubleshooting.
  • Unit Turnover: Make-ready work (patch/paint, punch-list, basic repairs), coordinate vendors as needed, and deliver on quick timelines.
  • Work Orders & Vendor Coordination: Log, prioritize, and complete resident/management requests; schedule and oversee outside contractors.
  • Compliance & Safety: Maintain logs (e.g., inspections, equipment), support DOB/FDNY/HPD compliance, and uphold building policies.
  • Emergency Response: Be the first point of contact for urgent issues and building systems after hours (rotating or on-call schedule).

Qualifications

  • Experience: Minimum 5 years as a Superintendent or similar role in NYC residential buildings (condo/co-op/rental).
  • Skills: Proficient in minor carpentry, painting, basic plumbing/electrical, and general repairs; strong organization and follow-through.
  • Customer Service: Clear, professional communication with residents, owners, and management; reliable documentation of work.
  • Tech: Comfortable using smartphone/email/apps for work orders and reporting.
  • Preferred (not required): FDNY certificates (e.g., S-95), boiler experience (P-99 low pressure), EPA Lead-Safe/RRP, valid driver's license.
  • Physical Requirements: Ability to lift 50 lbs, climb ladders, and work on feet for extended periods.

Compensation & Benefits (Prevailing Wage)

  • Hourly rate and supplemental benefits in accordance with NYC Prevailing Wage for Building Service Employees.
  • Overtime as applicable; paid time off/holidays pursuant to policy and prevailing wage requirements.
  • Uniforms/basic tools provided (as applicable)
