MAINTENANCE Manager is needed for a very well maintained set of apartment complexes in the Town of Sheboygan. It includes a two new construction projects (one went into operation in 2022 and the other in This is a FULL TIME POSITION with hours primarily Monday thru Friday. It may require evenings and weekends for emergency maintenance on occasion to accommodate prospective tenant schedules and tenant move-ins. This work at unusual time will be rewarded with comp time the following week.

Responsibilities include:

  • LEAD TWO JUNIOR LEVEL MAINTENANCE TECHNICIANS AND MANAGE THEIR WORK.
  • Lead scheduling vendors, turns, unit inspections and other property maintenance work.
  • Lead team in using Rent Manager and the Rent Manager App to process invoices, complete security deposit transmittals, inspection reports, tenant violations and other required property management documentation.
  • Perform maintenance for 254 existing units which maintains 100% occupancy and generally has a waiting list.
  • Management of work shop, supplies and ordering items as needed.
  • Performance of routine work orders in a timely fashion and documenting results in Rent Manager and with tenants.
  • Use of computer requiring skills that include (i.e. MS office, outlook, electronic forms, Docusign, scanners, company website and Rent Manager.
  • Management of vendors as needed including landscape maintenance and snow services.
  • Management of COIs for all vendors.
  • Use of Rent Manager and Rent Manager APP to perform documentation of work orders, turns and bi-annual inspections.
  • Coordination of maintenance concerns for existing occupied units.
  • Review and pay bills, negotiate and sign contracts and manage vendor and team performance.

A minimum of 5 YEARS experience in property management, resident managing, real estate sales, real estate administration and leasing highly desired. Successful candidate will be self motivated, be independently success driven, have great interpersonal skills, great customer service skills, have mechanical inclination and be able to work autonomously with little direction. Although position is with a small business, MEDICAL BENEFITS ARE INCLUDED AS WELL AS GENEROUS VACATION/PERSONAL TIME OFF (PTO), AND A 401K PROGRAM.
