Job purpose
The mission of the Tunnel to Towers Foundation is to honor the sacrifice of firefighter Stephen Siller who laid down his life to save others on September 11, 2001. We also honor our military and first responders who continue to make the supreme sacrifice of life and limb for our country.
The Associate Property Manager will support the day-to-day operations of our staff and general building operations to ensure proper and safe conditions of the Foundations facilities.
Duties and responsibilities
- Provide strategic oversight of facility operations by proactively inspecting the building, systems rooms, and common areas, and communicating key findings, risks, or improvement opportunities to the Director.
- Ensure the cleanliness and upkeep of the facilities by leading and supporting maintenance and custodial efforts.
- Oversee timely responses to maintenance, repair, and cleaning requests from building occupants, ensuring high service standards and minimal disruption to operations.
- Perform and supervise general facility repairs not requiring specialized technicians, including building fixtures, doors, and related systems.
- Coordinate and manage daily property operations, including maintenance activities, administrative functions, and ongoing facility improvement initiatives.
- Manage procurement of supplies, materials, and equipment necessary for repairs, maintenance, and facility operations.
- Ensure maintenance requests are completed efficiently and effectively, monitoring progress and providing guidance as needed.
- Oversee daily corrective and preventative maintenance programs for critical building systems to ensure reliability, compliance, and operational excellence.
- Maintain thorough knowledge of management contracts, vendor agreements, and building-related contracts to ensure adherence to all requirements and service standards.
- Compile, review, and ensure accurate and timely completion of all site-specific documentation, reporting, and compliance materials.
- Prepare and support the development of budgets, financial reports (monthly/quarterly), contracts, expenditures, and purchase orders for assigned facilities.
- Maintain detailed records of maintenance activities, operating costs, inspections, and special permit.
- Ensure compliance with NYC codes, regulations, and governmental agency directives; ensure buildings are maintained for structural and aesthetic integrity.
- Participate in team meetings and ensure effective communication between tenants and property management team in order to achieve Foundation's goals and objectives.
- Provide and foster positive relationships with tenants, hired contractors, and Foundation.
- Other duties as assigned by Director.
Qualifications
- 5-7years of property management or related experience.
- Valid driver's license.
- Extensive knowledge of building systems such as plumbing, electrical and HVAC.
- Knowledge of general carpentry and repair.
- Ability to use hand tools and power tools.
- Ability to move equipment weighing up to 50 pounds.
- Ability to position self to install equipment, including under desks and tight spaces.
- Ability to plan maintenance schedules for building systems.
- Ability to effectively manage contractors, hired workers, and vendors.
- Ability to analyze, prioritize, and delegate tasks.
- Advanced knowledge of Microsoft Office Suite.
- Communication Proficiency (oral and written).
- Excellent organizational and time management skills.
- Pre-employment screening, including a background check, is required.
Working conditions
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions.
Special Working conditions may include: a change in days worked, shift hours, and/or working conditions (outdoors or other locations). May also be asked to participate and assist in special events such as: NYC Tunnel to Towers Run, golf outings, and other fundraising events, as required.
Job Type: Full-time
Pay: $65, $75,000.00 per year
