HUD Property Manager

Job Description Job Description Tesoro Group is seeking an experienced Property Manager to join a long-term client’s team to help oversee one property in New Prague, MN (56071). The ideal candidate will have 3 years of experience in property management and experience with affordable housing (Section 8/HUD). This role is contract-to-hire (with a 90-day conversion period) or can be converted to a direct hire position for the right candidate. This role will be overseeing (1) property in New Prague that was built in 1981, 44 HUD/Section 8 units/5 stories. Salary: $22-$26/hour DOQ. Schedule: Monday – Friday, 8:00 a.m. – 5:00 p.m. Job Duties and Responsibilities: Manage and supervise property managers and on-site staff. Ensure compliance with company policies and procedures, as well as local, state, and federal laws and regulations. Develop and implement strategies to improve property performance and tenant satisfaction. Prepare and manage budgets for multiple properties. Monitor financial performance, including income, expenses, and occupancy rates. Ensure timely collection of rent and other payments. Manage operating expenses and capital expenditure. Address tenant concerns and complaints in a timely and effective manner. Maintain positive relationships with tenants and property owners. Ensure compliance with fair housing laws and regulations. Oversee marketing and leasing efforts for multiple properties. Develop and implement strategies to attract and retain tenants. Negotiate and manage lease agreements. Conduct regular site visits to assess property conditions and operations. Prepare reports and presentations on property performance. Identify opportunities for growth and expansion. Stay up-to-date on industry trends and best practices to stay ahead of the curve. Qualifications and Experience: 3 years’ experience in residential property management – HUD/Section 8 experience is required. Knowledge of affordable housing programs. Knowledge of government subsidy programs. Working knowledge of Microsoft Office Suite, Outlook, and Excel. Strong computer literacy skills, including experience with Yardi, Fortress, or other property management software, are strongly preferred. Have a driver’s license, insurance, and reliable transportation, as this role requires roving duties. Be able to pass a Kari Koskinen background check before employment.
