Summary
The Project Manager is key to ensuring the successful execution of construction projects by overseeing planning, management, procurement, scheduling, and overall execution. This position focuses on maximizing project profitability while achieving quality and safety standards, ultimately aiming to surpass owner expectations through predictable outcomes.

Duties

  • Embrace and promote "The Layton Way" to deliver consistent outcomes for all stakeholders.
  • Champion the values of honesty, unity, safety, and quality through the principle of "Constructing with Integrity."
  • Collaborate effectively with the project Superintendent using Layton’s “Two in the Box” approach to ensure successful project delivery and foster strong client relationships.
  • Assist in developing project estimates and budgets.
  • Lead the project team in creating the project management plan (PMP) and facilitate pre-award and pre-construction meetings.
  • Engage in value engineering, negotiate and prepare project subcontracts, and manage necessary permits and regulatory requirements.
  • Develop project schedules with milestones to ensure timely completion, in partnership with the project Superintendent.
  • Oversee contract documents to ensure clarity and consistency, facilitating the successful execution of construction contracts.
  • Manage procurement of project materials and equipment within budget and in line with the project delivery schedule.
  • Monitor project performance regarding cost, safety, quality, and schedule, collaborating closely with the Superintendent to develop quality, safety, and risk management plans.
  • Negotiate change orders with owners and subcontractors, managing the associated cost and profit implications.
  • Prepare monthly client pay requests, ensuring timely follow-up for collection.
  • Control job costs through comprehensive document review and approval, coordinating with job cost accountants for payments and lien releases, and participating in monthly project reviews.
  • Oversee all final project closeout procedures, including as-built drawings and completion letters.
  • Collaborate with Estimating to provide accurate project cost data for the estimating database.
  • Manage client relationships and oversee all client meetings.
  • Perform additional related duties as assigned.

Qualifications

  • Bachelor's degree in construction management or a related field, or equivalent combination of education and experience.
  • A minimum of 5 years of experience in ground-up commercial projects, with a focus on light industrial and/or cold storage sectors.
  • Solid understanding of estimating principles to verify bids and process change orders.
  • Familiarity with contractual language, construction laws, and practices to protect company interests while providing excellent client service.
  • Knowledge of building codes and design requirements, including plans, blueprints, and specifications.
  • Proven ability to work effectively as part of a team and delegate responsibilities to achieve organizational and client goals.
  • Excellent verbal and written communication skills for effective presentations and interactions.
